So, so awesome.  And think the buffoons who ran the county tried to knock this building down too. This stretch of continuous pre-war streetscape between 9th and 17th streets is going to be one of the best parts of downtown in a few years.

I love seeing lights on in these buildings (rotunda, right, and 1010 Euclid, left) as I left work this evening.

Here's a pic from yesterday as I was driving downtown.  Not too spectacular, but it's nice to see work being done on this corner!!!

Out of curiosity, do the windows on the AT tower open up?  If not, are they being replaced with ones that do?  It's one issue I do find with office buildings being re-habbed for apartments.

Honestly, I don't know if I could handle living on the tenth floor of a building with windows or doors that didn't open to the outside.  Almost seems un-natural.  I guess that's something that will have to be dealt with when doing office building conversion to residential space.

 

Just to add to that, they can't be operable by code. For sure on the hotel floors. But I think if they were to be operable on the residential floors they would probably need a little balcony or a french balcony (railing) due to code.. which would cause the building to lose any historic tax credits.

 

The only opportunity for exterior space would be a shared public balcony per floor which would be cut out of the blank facade on the north, which connects directly to the elevator core. I would have done that at the very least.

Couldn't they install awning windows, like they have at the Chesterfield?  They open just enough to let in some fresh air.

How big are the windows in the Chesterfield? If I recall, they aren't that big. By comparison, the windows in the Breuer are about 5 feet x 5 feet. They don't look that big from the street, but from inside, they are huge and probably very heavy to open and support.

guys...remember this was an office building (built in the 60s).  Climate controlled.  The powers that be did not want tentants and employees opening windows and screwing things up.  And KJP is right...The windows are huge.

You're exactly right, and that was my point.  Many office building built from the late 50's on do not have wndows that open.  Not excluding suburban office park style buildings.  I didn't know if Geis was going to be switching out the windows to something that could open at least a few inches.  The same can be said for the East Ohio Gas Conversion.  It would just seem odd to live in a building where you could not get fresh air, or hear anything going on outside. 

Until you mentioned it, I'd never thought about it. And I've pictured what it would be like living there. It wouldn't bother me at all to have windows that don't open, especially on a building that tall. Frankly considering those windows are floor-to-ceiling, I'd feel more comfortable with sealed windows -- especially with my cats!

If the downtown market can adjust to bedrooms with no windows at all (still weird to me), I'm hopeful the sealed office building windows won't be too much of an issue. They certainly exist in other cities, even in some high rises originally built as apartments.

Yes, I believe that was their topping out ceremony. The tree is a sure sign.

 

BTW, ironically you also shot the Howell Building. Word is that Geis recently bought that building. No word on what he intends to do with it.

That is interesting KJP... The Howell building and the much taller Medical building next door are really beautiful, I never knew they were even there until last year!  Wonder what he might do with that two story (I think?) building...

Topping Off Ceremony: Installing the final beam of the new #CuyahogaCounty Administration Building

I drove by the Breuer Tower last Friday evening after the CAVs game and I noticed what looked to be a red LED strip along about 10 feet of the Top SouthWest corner of the building. Anyone know what this is? I know the branding of the future building is all red, so perhaps they are going to instal red LED lights around the top?

I really hope they have some cool LED lights planned for the top!  A few pages/months back someone had posted a picture of the red light.  I think LED lighting really modernizes the skyline and the feel of the city from Terminal Tower, to the EY Tower, the Bingahm lighting, and even "SPACES" on top of the Spaces building in the west bank of the flats.  The lighting on the court house looks lacking though.  I really wish the bridge lighting project would come back too.

Eleven months from the purchase of the site to topping off (even if just 8 floors).....remarkable!

FYI, the Court house has significant lighting that hasn't been turned on for a number of years.  When I contacted the building manager they said it was an energy savings effort by GSA and that they still turn them on for special occasions (after me giving him a hard time about why Cleveland has to do this when DC clearly keeps everything lit up all of the time).  As far as I know they are never on.  Too bad.  If I come across the email address of the person that was responding about this I will post here.  It was at least a couple of years ago. 

Some pics of the headquarters building from Sunday, 12/1. Sorry for the crappy phone pics. This gives some idea of the presence against the sidewalk and other buildings. 3 floors taller than the old P&H building before it, so it feels more substantial at the intersection but not much.

Thanks. But it is more comparable in mass to the Rose Building across East 9th.

 

And each time I see it, I appreciate how well the Breuer Tower cleaned up so nicely. Although the lower, dark portion still needs work.

^Seriously! The concrete work looks amazing all clean. But the black marble (it's marble, right?) needs some help still. This whole project just amazes me. I love seeing older buildings getting new life.

Its black granite. It still needs to be polished. If you look at the South West corner near the new headquarters you can kind of see how the rest of the polished granite will look.

I can't believe it was only last year I was bemoaning the fact that the Breuer as I saw it was 3-5 years away from anything significant happening, let alone it being cleaned up in the short time that it has. I have to give props to not only Geis but Ed Fitzgerald for moving this, the county building and the convention hotel along at breakneck speeds. Tower looks great.

I totally agree.  It's nice to drive home on the Inner Belt Bridge and see the Breuer Tower all lit up.  That area is really gonna come to life when the tower reno is finished up and the CC HQ building is build and both buildings are lit up.

 

Next year at this time will be a 180 degree change from how that whole area has been for many many years!!!

Some of the façade is up.  The rear façade facing the breuer tower has gone up.  The front façade facing E 9th is starting to go up on the first floor.

There are workers onsite 6 days a week well into the night. Give it a couple months before you start worrying about delays.

 

The north side of the building facing the Breuer tower is completely covered. It looks like an insulating/structural layer that will go behind the brick. And they started installing a similar material on the columns along East 9th. Not much to look at it or I would have taken more pics. Maybe in a week or two.

Sorry. I was reporting on what i saw while exploring on Friday, December 28.

I guess some progress was made in the past seven days.

Facades, especially ones like what is planned here, are the relatively easy part.  If anything is going to cause delay, it will be the interior buildout

The columns along E. 9th are being covered but are far from the facade material.  There's so much to do once construction is about complete - with all the office moving, equipment, high tech, etc., etc.  Summer?  haha

 

Does anyone know if the County Archives is to go into this building? I'm guessing, despite the big argument for enormous new construction that so many County facilities will be consolidated, that many that were scattered will still not make it into the new building.

Also....

 

"...will house 23 full-time, part-time and contract employees on the third floor of 1010 Euclid, also known as the Swetland Building.

 

The first floor of that building is being renovated for Heinen's Fine Foods, whose downtown store will stretch into the adjacent Rotunda. Geis Cos. is planning an office on the second floor of 1010 Euclid, and the remaining floors will hold more than 100 apartments under a rooftop sun deck and bar."

 

Did we already :whip: I didn't know that Heinen's would be combining the Swetland Building to the rotunda? Seems like a pretty cool idea and helps even more to bring some storefront-age to the dead zone on Euclid.

 

(btw, I'm referring to the Swetland Building being involved... obviously if you don't know about Heinen's by now, you're lost.)
