The planters Bedrock installed around Tower City and their surrounding properties are wonderful and a huge improvement. The planters that the casino installed in front of their building, however, are

^^Actually, the sidewalk/pavement in front of TC's main entrance is mostly closed/being redone...As for street repaving, how about Prospect?  Driving on that damn street is like driving on the surface of the Moon.

I would imagine that if any repaving or re-striping is in the works, it would wait until heavy construction machinery is no longer rolling around on the streets and sidewalks.

hahaha...to funny...I'm sure they have it under control...

Higbee's looks great. But my biggest concern over the last year has been the lack of improvements to the surrounding area. The city has had a year and has done virtually nothing to the streetscape. And I am talking minor things such as updated street lamps, traffic signals, street signs. Old concrete, broken curbs, outdated trash bins, 30 year old bus shelters. As least restripe the roads and paint new crosswalks. I am hoping as the revenue starts rolling in we will see some movement, because right now it's just embarrassing. And btw outside of the improvement at the entrance to TC, Forest City has done very little. But I expect that from them.

Having lived downtown in and around new construction/developments and seeing the clear deliniation of what developers will do and what the city will do, it's unfortunately a sad truth that the city is pretty much a donkey when it comes to these things.

I won't go into what it took me to get some basics street signs in place, but it was a lot more than I thought.  It's going to take Gilbert/The Casino to put pressure on the city before they do anything regarding the general maintenance of the surrounding area.

The city has to have a plan in place to redo the street once the construction is finished?    If not maybe "Road Rants" can get it done for you....  :wink2:

I noticed that the South Eastern Corner of Pavement at the intersection of Broadway and Carnegie is being repaved. IT was severely rutted, but I don't know if that is part of the Innerbelt project or city road improvement project. Also don't know if it'll extend up Broadway to Ontario.

Oh wow. That will really liven up that block and pump in some much needed tourist foot traffic. Looks GREAT!

Im really looking forward to seeing the before/after picture of the Higbee bulding on May 14th. I hope someone can get one

The building looks amazing I just wish the sign was illuminated as well.

^Wow, what a great image (prior page).

I wonder if the trees are going in at some point as shown in this rendering

casino.jpg

Yeah I would hope the trees are put in placed. I believe it would get the area more life.. :-)

Hmmm. Whenever I look at this rendering it appears that the lower portion is darker or stained. Or I wonder if it just looks that way because it is a night image. I can't determine from anything if there are still plans to paint or stain the lower portion. Anyone know?

do not recall seeing this article anywhere on UO...  touches on how the horseshoe (and other development) will effect downtown real estate...

Changes ahead for already-remade downtown real estate

By STAN BULLARD

Some bets are being placed now. Others may not be made for years. Regardless, the opening of the Horseshoe Casino Cleveland promises to shake up real estate development and retail leasing in downtown Cleveland in a way not seen for a long time.

Even for someone with the perspective of Ari Maron, a developer who for a dozen years has lived and breathed the rebuilding of lower Euclid Avenue as a neighborhood, the additional buzz created by the casino is striking.

I don't think so. First it would probably effect the historic tax credits as that would significantly change the exterior. Second the lower portion doesn't have the night lights shining on it, so that's why it looks darker than the rest of the building.

^^ What development is this referring to?

“The phone has been ringing off the hook” with inquiries about the retail component of the multimillion-dollar condo and apartment complex on Public Square, he said. He expects to conclude leases soon, although many prospects want to wait until after the casino opens."

Is that the RTA Westside transit center?

No, the Park Building.

Can you copy and paste the entire story for those who aren't paid crainscleveland subscribers so we can see it as well?

No, it is copyrighted material, all we are allowed to post here is the title/author/date, the title, and a lead in of a few sentences or a paragraph or so.

Sorry to get "off-topic," but was there a certain event or action taken by crains that made them enforce their copyright onto the message board postings?

Just curious.

To summarize some of the article's key points:

- 310 Prospect (the building across from Flannery's between Family Sportswear) as well as its 16 space parking lot (next to Harry Buffalo) has two prospective developers interested.  The owner is deciding whether to sell that separately from the parking lot and deck at 413-611 Huron.  (yes, this is the huge surface lot across from The Q.  Please someone buy that and put a large building on it...)

- The owner of the May Company building is deciding on whether to create apartments or a hotel on the empty upper floors of the building.

- There's a number of interested parties for retail spaces along Prospect in the May Company building, mostly convenience and food-store operators.

- Owner of the Southworth building on Ontario (across from the casino) is negotiating with some small grab and go restaurants and is hoping to land a retailer for a very small 700 sq ft storefront.

I like this quote from the president and COO of Rock Gaming: "When you start seeing all those people walking around on the street, you can see boutique retailers who can make it that couldn't when cars zoomed by."  I know not all of Rock's actions seem to support urban design (like tearing down the Columbia building) but at least they're saying the right things.  I think their motives are in the right place, but their execution might not be 100% flawless.

Also from the article: "[Rock Gaming president and COO] said he and partner Dan Gilbert do not believe they need to own nearby properties if their owners are taking steps the two men believe are good. However, one area Mr. Gilbert and his partners might pursue is adding apartments downtown."

Yes, please.  How about on that big lot for sale at 413-611 Huron?

^Sounds great!

^ also, one point of the article was that the casino would make surface lots more profitable.

:-(

if you google the title of the article you can read all of it.  I believe google has a deal with crains to allow this

Yes, its showing up that way.  I know you used to be able to do it that way and then more recently wasnt able to.  Now it seems like some of the time you cant do it initially, but then can after a day or 2...

The casino is already producing spin-off and hasn't even open it's doors yet.  And it looks GREAT!

All good news for Cleveland!!!    Hopefully there will be more and more "spin-off development" the longer the casino is open.

The new slot casino in Northfield will change this.  Free parking for days down there!

Sorry if they're really bad, I was in a hurry and jaywalking/behind "do not eneter" areas for most of them (with only camera phone), but in no particular order, garage, Tilted Kilt, and casino (including slots!)

those few pictures bring back so many memories

Ah, so the letter will be lit up after all.  Looks kind-of Blue...  Would have been cool if they were back lit and bronz-y

I don't like the electric blue...... not on this building.  It's akin to an 85 year old woman with a tramp stamp.  Awkward.

I personally havent looked yet...I will tonight though...but I think that is just photography artifact.

I do not think there is any blue in this sign in reality.

It appears to be backlit in photo 6 from channel 5.

That blue is probably not a true representation. It says it was taken with an iPhone. They have horrible cameras.

^ Yes it is white as shown in the pics above.

^^ Yes, #18 is a jaw dropper!

Don't know if the actual Horseshoe website has been posted here but it's got some great info on the development and services at the casino.  I also like that under restaurants and amenities they really emphasize their location on Public Square and partnership with area hotels etc.  Hopefully the restaurants and attractions pages will fill out in the near future.

They do not mention the numerous bus lines or the Blue Green lines and their available parking.  HELLO RTA

I was at a meeting today with an RTA exec who told me the casino was approached by RTA but the casino folks aren't very interested in transit. So that's why 60,000 parking spaces downtown weren't enough for them.

Sorry, but you don't know anything about that person. In fact, you didn't even get the gender right.

My point is SHE doesn't need the Casino's permission to start bringing in hundreds of people everyday. Prove to them it works. But you know and past performance has proven they fail miserably when it comes to working with anyone. CLE is a perfect example. So many lost opportunities there. RTA at CLE is mostly a rumor at best. They have had years to make that work and still nothing.

What was RTA proposing?

Really? Blanket statements like "past performance has proven they fail miserably when it comes to working with anyone" are lazy, baseless and just plain dumb.

Yes, they do need the private sector's funding to expand service area and hours of operation for the downtown trolleys. They have it for the existing trolleys which carry more riders per day than many downtown streetcar lines nationally. To expand the trolleys, they need private sector support to provide the 20 percent local match for the $2.88 million in federal funds that were committed (Oh, I forgot, no one will work with RTA)... http://blog.cleveland.com/metro/2012/02/post_563.html. The casino people were approached but they were not interested. You may blame RTA, but you'd be wrong. Unless you think downtown's other private-sector interests who support the trolleys are the mistaken ones for working with RTA (Oh, I forgot, no one will work with RTA v2.0).

How any of this relates to the airport, where Cleveland has enough market share to place it in the middle of the pack among other airport transit services nationally (ie: Philadelphia 7%, Tampa 7%, Cleveland 6%, Dallas/Fort Worth 6%, St. Louis 6%), is a reach. But based on your blanket statement and lack of information to back it up, I guess you need to grasp at any straws you can. Have a nice evening.

Do I need to post the same message twice? Or would you like to read it once? (EDIT: OK, I'll actually try to help you since I'm such a tolerant/enabling guy... Try the link in the post)
