December 13, 20222 yr The word on the street and Reddit is that Lovebirds Bar is defunct. However, the owner of the building (evolved owner) has continued steadily on renovations with the intent to lease the space in the future. Not sure how much has changed about the plans generally but it's nice to see progress on rehabilitation. I asked the construction workers if they knew anything else but they said they don't speak English so I moved along.

There was all sorts of concerns about moving the small businesses off campus and away from students but for Old North, I think it's been a catalyst for alot of good. The loss of nostalgia on high has resulted in growth elsewhere in the community. And when evolved moved in, I had a close friend and several relatives concerned about living so close to a tattoo parlor. That has never scared me and I expressed that. Especially being a customer and knowing the clientele of Evolved. What I now get to brag about is how the owner of Evolved has been crucial in bringing more life to this little corner. This is not to downplay how much Used Kids and others have played a part as well. He saw a need in the old movie theater. Bought it. Secured it. Sought out a partner for redevelopment. And when that fell through, instead of sitting it out, he has continued with the renovations. So now we have great businesses, a weekly summer swap meet, and soon a revitalized building for someone to rent. Why? Because campus is evolving and a tattoo parlor moved in across the street. In particular, the owner of these buildings uses them and has a vested interest in the success of this area. Their parking lot lights may be a bit too bright at night for my windows, but otherwise, I love to tell people who are skiddish about living by a tattoo parlor how much I'm glad they moved in. Now, if only we could get the out of town buyers of the old Law Office to be a bit more invested in that building as well. I do think the lack of on-street parking given the tightness/complexity of the Hudson/Indianola intersection is a deterrent, however ... Wouldn't mind seeing the 2nd northbound lane eliminated here, the two southbound shift east, and on-street parking added along the west side between Hudson and Duncan. The sidewalk is also abnormally wide here, could be an opportunity to carve out a few feet either for a dedicated bike lane or restaurant patio space, or both. Parking would also provide a buffer between pedestrians and traffic which currently makes this intersection very unhospitable to walk around IMO

It is rented as living space, I think it was converted sometime around 2015 or so, or even earlier. There is a pretty decent amount of spaces behind the building that could be used, and there is street parking on the east side of Indianola. It’s also a super dense neighborhood and people would walk, If they had more options. I haven’t heard anything about what will go into the renovated building on Hudson. Hopefully some type of food, preferably breakfast, but anything will be better than empty and rundown.

I agree about the first floor residential conversion back to retail. When I lived in Glen Echo in the 90s I would walk to the coffee shop that was right on the corner. Common Grounds I think? Indianola is scheduled to be repaved in 2024 and will include bike lanes. Looking at the most recent plans I could find, the bike lane is northbound only between Arcadia and Hudson. Looks like the southbound is routed onto Arcadia and then south on Summit. Looks like the drive lanes are 10' wide - this can slow down traffic.

Yeah, I think they did a bunch of stuff inside, just looks like office stuff, at least the last time I saw it. I would guess they will probably use it as a Columbus office?? still wish they would have torn down the commercial and the duplex and replaced it with a 3 story mixed use, with the corner cut out to make that intersection a little safer.

Pretty solid foot traffic in the area so the coffee shop will do well and weird / non ground level spaces are perfect for tattoo shops since they are a destination type business and location really doesn't matter since you'll go wherever the artist you want is.

Wonder if it will just be artist from evolved since that guy owns the building. Will be interested in seeing if the coffee shop is still Honey Cup as the original plan was. They operate out of rambling house now, so who knows.

I wouldn't be surprised if it's an Evolved artist branching off to open their own shop. I served on the state board to review the body art rules with the owner of Evolved and he was a super down to earth guy, wouldn't surprise me to hear he would support artists he helped bring up to branch off on their own.

What I find interesting is the relationship to the house to the right. (If both were on the same parcel this would be illegal.) This is how an Accessory Dwelling Unit (ADU) would fit onto a lot, typically on an alley. There are a lot of blocks in North Campus and South Clintonville that could accommodate ADUs, increasing income for the property owner, increasing neighborhood density and perhaps affordable housing. I doubt this will be affordable but an apartment over a garage might be. Here’s hoping the new Columbus zoning code allows this!

That area of North Campus is quirky, Pomeroy Place, Medary and Deming all do weird things between Clinton and Blake.

Old North is also home to some interesting land due to the road layouts. It lends itself to some significant infill potential along the lines of Hamlet area of IV. These two blocks could be something interesting but the effort to acquire all the property needed would be prohibitive for something larger at play. But they do have longer than standard lots. Old North is kind of the Wild West architecturally speaking in the city. Which is where it lends itself to some cool infill of all styles. Sure, there are ubiquitous blocks of early 1900 homes but there is alot of random builds, larger and smaller, Victorian, Italianate, bungalow, Row Homes, 1960/70/80 abominations etc. Just patiently waiting for more retail and investment in High Street as it migrates north.

Mixed-use project at former Patrick J's site comes back to OSU-area review board “Sintel Properties is returning to the University Impact District Review Board on Thursday to present new conceptual renderings for its proposed mixed-use project at 2711 N. High St., the former home of Patrick J's bar and a White Castle. Manav Singh of Sintel Properties said the team has worked through feedback it got from the review board about a year ago and tweaked the design of the proposed six-story building. Singh hopes to start construction in the spring of 2024 if it gets approval from the review board next month. September 1, 20231 yr Metro Schools starts interior construction on old Indianola school, eyes 2025 completion Metro Schools, which today serves middle and high schoolers, is renovating the historic Indianola school owned by Ohio State to expand its student base. The $34 million project is on schedule to be completed in 2025, with an opening in the winter or fall of that year. The building is on the National Historic Register of Places, so there has been a lot of work done to preserve the outside of the building, including abatement. Interior work is starting now, said Meka Pace, the system's superintendent. Pace said the system has a long waitlist every year, and can't accommodate as many students as they'd like because of the constraints of their current space. "Having more space will allow us to grow the pipeline," she said. The new school will also have room for high-tech labs, collaboration space and green space. The Indianola school sits on 9 acres, offering lots of room for kids to play, Pace said. Pace wants the school to become a community hub. October 16, 20231 yr That sign was placed by a landlord in the hopes of stopping crime. There were other signs around - I remember on at Summit and E 5th. He attached them to all his buildings I think.
April 26, 20241 yr The owner of the parking lot at the corner of Summit and Hudson just submitted a final site plan to remove it as a parking lot and have it be permanent space for food trucks. Cava is a cool looking building, but it has never seemed busy to me. I’m surprised they don’t have any signage up at all, no one knows it’s even there.
