^^that is a heck of a hole. I am so glad people fought for the buildings and the streetscape. Such a good way to add density. This should be a model for how to do it.

 

There are so many large back lots that are not used at all and are just unused grass or wasteland. So many opportunities for infill including stand alone structures as well as multi-unit buildings.

Foundation work is moving right along at the Pavey Square project. Tower crane base is installed and it looks like ALL is staging for tower crane installation - perhaps this week?

^It's weird seeing a tower crane in this neighborhood.

My morning run took me by the Pavey project. The signage along High St. is advertising fall 2018 move in for the Pavey houses currently being renovated.

I also ran by the W. Norwich project - foundation work is underway. I noticed that the north parking lot behind Harrison House on Lane is large enough to contain a twin building. Now that Columbus developers are not afraid to build underground parking, it seems parking for Harrison House and a new tower could be provided under the new building and a plaza connecting the two buildings. I think about a lot of stuff when I run.  :)

Those Harrison tower apartments are a total disaster on the inside - oppressively low ceilings, inoperable windows, awkward layouts, stains and smells on every surface from decades of smoking, etc... I'd love to see a total tear down actually and a rebuild of the site

It looks like a nice project, the existing site contains nondescript buildings and surface parking. I like that the row house will be renovated. I believe this was the site of a 6 story building - I recall seeing photos in a University District history book.

Yikes. I really love the concept (4-story mixed use), but that design is a total mess. It's so busy and jittery... Bizarre planes and surfaces coming out of nowhere and going every which way for no reason

 

All the Berardi designs always come out of the gate like that. (Remember that crazy iteration of the SN White Castle?) I don't get it. UARB needs to tell him to rein it in

The project has been redesigned. It's a 3 story structure now with some residential units on the first floor. I don't think it's a horrible change, probably went through a heavy VE exercise. 3 stories works well with this stretch of High St. I am disappointed the arched entry disappeared.

Meh. The previous design was a bit kitsch, but in a fun way, not tacky or offensive, and it told a story about the history of the site. This new version is fine, but totally generic. Happy to have it though, still a great addition to this stretch that will help to bridge the gap between Old North and Clintonville

Before it at least had a bit of quirky interest to it. Now it is thoroughly generic and charmfree.  :(

The Chicago developers responsible for the Uncommon building here: https://www.urbanohio.com/forum/index.php/topic,3770.msg926933.html#msg926933 are bringing what sounds like a twin development to the Old North neighborhood. This would be a block South of the Pavey project, and a block North of Wilson Place at Lane and High.

^This pisses me off. North of Lane has a different character than south and I think this will ultimately do more harm than good (except for lining the developers pockets). I would have been OK if this project moved south one parcel and redeveloped the CVS site. I imagine there will be a ton of push back from the community, similar to the Pavey project.

Yeah...even if they did some form of saving some of the front facades like for that hotel along Park street near the North Market..something that has some continuity with the street form in that area. I am skeptical of this. I hope they push for some kind of Paveyish thing or something to keep the very front of the streetscape.  Seems like that open area could be a main entrance set back a bit and they could save and incorporate the facades of the existing buildings like on Park street downtown.

Losing the mixed-use building at Norwich and High would be a terrible shame. I'd be somewhat okay with an L-shaped project on the rest of the site, if the corner building (City Cut/Fate Tattoo) were preserved as-is

Two Old North Development Proposals Coming Back to Review Board

The University Impact District Review Board (UIDRB) will hear two proposals for High Street in Old North Columbus at its meeting this month. Both have been before the board previously; a four-story mixed-use building between Tompkins and Wilcox streets, and a six-story building south of Norwich Avenue that would require the demolition of five historic buildings.

 

The Tompkins project calls for a total of 33 apartments and 43 parking spaces. The High Street frontage of the new building would be split between retail and office use, with a lobby for residents in the middle. Those numbers are similar to the previous proposal for the site, but the main building has been redesigned and the overall configuration of the development changed.

6-story student housing tower proposed near Lane and High by OSU campus

A Chicago developer is entering the fray again to build a major student housing project on North High Street.

 

CA Student, the student housing division of Chicago-based holding company CA Ventures, is looking at demolishing a set of five buildings at 2180 N. High St., about a block north of the intersection with Lane Avenue. It wants to replace the older buildings with a six-story mixed-use development.

The planned redevelopment of the old Patrick J’s Bar in the University District has a new look.

 

Borror presented the new plans for the mixed-use development at 2725 N. High St., on the site of a former White Castle and the old Patrick J’s, straddling the border between the University District and Clintonville.

 

The University Impact District Review Board recently got a look at the plans for the a three-story, 42,000-square-foot mixed-use development that includes 56 apartments. All but two are one-bedroom units.

This project at 2500 N. High Street (the southeast corner of N. High and E. Tompkins streets) was approved by the University District Review Board last week:  https://www.dispatch.com/news/20181026/university-district-apartment-building-moves-forward

 

The plan calls for retaining a 1930s-era apartment building at 9 - 17 E. Tompkins Street on the site and building a new four-story retail/apartment building facing High Street that would span from Tompkins to Wilcox Street.  The new four-story building would include 29 apartments and the retained two-story Tompkins Street building would have 4 apartments.  Together the development is being called Tomkins Studios.

^^ well good. No great loss there and that area needs more development. It is like it's own small downtown (and kind of is given that Old North Columbus was a town before it got annexed by the city.) That area is ripe for developments IMO. Plenty of places for infill and it is NOT controlled by Clintonvillains.

I didn't know this! Was the town called Old North Columbus? Or just North Columbus? Curious....

Does anyone know if there have been any updates or movement on the Patrick Js or High/Tomkins projects. Nothing on site in terms of movement but was curious if there was anything behind the scenes (permits, approvals, etc) that have since taken place.

I'm aware. Regardless, I'd rather see the city build a bigger modern school or expand in place to meet the needs of a growing and adapting learning environment and sell off North High for private development. Just my preference though.

Former Old North Columbus school could become community hub with a coffee shop, restaurant, coworking space and more

A developer has plans to turn a former Old North Columbus school into a new community hub.

 

Kelley Cos. has applied for Ohio Historic Preservation Tax Credits for a $6.1 million project that would redevelop the former Columbus Open Air School at 2571 Neil Ave. The developer is seeking a $250,000 infusion of tax credits to make the financing work for the project.

 

"The applicant intends to renovate the school house into a curated mix of creative local tenants, who together will breathe new life into a building and make it into a community hub that is activated morning, noon and into the evening," states the application, obtained through a Freedom of Information Act request.
