Someone has removed the netting over the cornice at 1030 Euclid and a crew appears to be inspecting or surveying the facade.  Anyone know what is going on there?

1030 (The Truman Building) is being looked at as a residential conversion. The security federal building (1110 Euclid, the 3 story building just east) is being renovated as offices, some of which are already occupied, and the dentist office that was in the schofield building is being relocated there as well... and the schofield building to be a botique hotel and residences.  I believe there is a Crain's article posted in the Schofield thread that provides some more detail.  I know the latest figures have the total of the 3 projects at around a $47m investment, and work is to be done on all 3 buildings at once.  I heard recently that provided they recieve the tax credits (and I believe word is due back on this round in January), they should be able to obtain their bridge loans for that portion of the financing and move forward...  Not to temper any enthusiasm as everything I've heard on this is positive.  But the reason I didn't post about that before is because sometime around June of 2008 everything changed.  I've heard many projects that were "fully financed" and then... they weren't.  With developers having to go to so many different lending institutions they might be fully financed one day... and then for some reason one portion pulls out, which may make another piece reconsider, etc.  That's not to be negative, just the reality of the environment right now.  Things are very fluid and can change almost daily.

 

The project you are refering to Hts is the John Hartness Brown Buildings.    Still very much alive, but currently seeking more financing.  Again, that was a project that was "fully financed" until it wasn't.

 

Though like I said, most people I've heard from are pretty convinced these 3 buildings are going to get done in the pretty near future.

There is no solid timeline at this point... Like I said first step is finding out about the tax credits and going from there...

I figure there should be enough photo ops of this (particuarly of the Truman Building) to give it it's own thread...

All told, redeveloping the three buildings carries an estimated $52 million price tag. An investor group hopes to transform the nearly empty Schofield Building, at 2000 East Ninth, to a 140-room boutique hotel and 30 apartments. Across East Ninth Street, it also wants to turn the mothballed, six-story Truman Building at 1030 Euclid into 20 apartments, and to update the empty offices in the Security Federal Building, 1110 Euclid...

Excellent!  I guess we can say that the energy from lower Euclid has finally jumped over E. 9th.  I was wondering when these would be looked at for redevelopment.

There's a full dumpster in front of the Truman Building today, and construction lighting has been rigged up on the first floor.  Looks like the owner is starting to demolish the interior.  :clap:

I had actually just heard yesterday that the first wave of contracts had been awarded for these buildings and schofield... great to see.

Anyone know whether the owners of the Truman Building (who from what I understand are the same folks who own Schofield) applied for tax credits for this project too, and if so, whether they were awarded?  I didn't see anything about Truman mentioned in the PD's coverage today.  I thought that the owners were looking to develop Schoefield and Truman in tandem, and I guess assumed they had applied for tax credits for both projects.

Glad to see they're working on the Truman Building! I've seen lights on in the upper floors in the early evenings, and you can see that some of the ceilings are being removed (asbestos removal?). This residential project and the Security Federal offices rehab should add some round-the-clock life to this left-behind section of Euclid. The rest of Euclid, from East 40th to downtown, is looking fresher and more consistently active pedestrian-wise for perhaps the first time in decades.

I personally believe that the section of euclid between east 9th and east 12th, in the future if financing can get into place, could become not only the connection of east 4th neighborhood and playhouse square, but possibly the most active part of euclid avenue. With the truman building being converted to apartments, as well as the buildings across the street. And Statler Arms is there too. Also this area is the best section of Euclid Avenue that could support retail. If you walk through it you see a lot of available retail spots.

If it was asbestos removal, they would have to seal off work areas.  Those windows are wiiiiide open.

That's one way to get asbestos out of there -- especially on windy days like today!

That tree should be replanted on the roof.  It's a fighter to be able to live where it is, and I'd hate to see it killed.

Anyway, glad to see this going on. This area, once the busiest part of Euclid, now the dead zone. Hopefully we can get some art near there in the meanwhile in some other places to make it look a lot better.

 

Curious... About how long would it take to renovate this building?

I believe this buildings are scheduled to be completed sometime in the second half of 2012...

I've got one somewhere I will dig up.  Basically all cleaned up with rebuilt storefronts that are historically compatible on each building.

This awesome.  I love this stretch of Euclid.

It has the potential to become the best stretch

I sure hope so. This small slice of Euclid Avenue is always so depressing to drive/walk past

I understand from the Schofield thread that this building is the same developer as the Schofield and that work is being done on Truman and Security Federal in conjection with Schofield (and that per McCleveland the back lower floors of the Truman Bldg. will be parking for the Kimpton Hotel in the Schofield Building).  However, does anybody know what if anything right now is suppose to go in to these buildings?  Are the upper floors to be apartments or offices again?

CR Truman, LP, owner, appeals for a change of use from offices to apartments in a six-story building, the Truman Building, located in an E5 General Retail Business District; subject to the Area Regulations under Section 355.04(b) in an “E” area district the maximum, gross floor area may not exceed one-half the lot area and approximately 47,740 square feet is proposed contrary to 21,964 square feet; a rear yard depth of 20 feet is required and side yard width shall in no case be less than one-fourth the height of the main building on the premises, not less than 8 feet, in accordance with Cleveland Codified Ordinances 357.08(b)(1) and 357.09(b)(2)C. I really hope something finally happens! This part of Euclid Ave is so grand, but in an incredibly disappointing state.

So true... if this goes through, most of the dead zone will be spoken for.... Schofield into Kimpton, John HB hopefully into Le Meridian or other hotel, Huntington isn't really empty but perhaps will become County HQ, and finally this cluster of buildings into apartments!  Only one huge chunk remains and that is Ameritrust  :| but hopefully not for long!

The CAC is also a major project.  Hopefully someone will tackle that soon as well.

This is the last un-improved section of Euclid downtown. It could be an awesome, residential, hotel, small business and street retail district. Gee, isn't that what it was built to be?
