Ryan Homes plans 422 townhouses in Elyria mixed-use project

STAN BULLARD

April 29, 2024

Quote

In what promises to be a more than $200 million project when completed, Ryan Homes (NYSE: NVR) of Reston, Virginia, announced plans with DBRL Realty to develop a 55-acre site with townhouses and retail in Elyria.

...

Elyria Mayor Ken Brubaker said after the announcement that the site has access to utility infrastructure such as sewer and waterlines and that Ryan has not asked for an incentive so far. Housing may go in on the property because Elyria City Council already has installed an overlay zoning plan for the site.

...

About 10 acres would be reserved for retail development, primarily restaurants, Dan Reaser said. A parcel will also be donated to Elyria to use for a new fire station, he added.

"mixed use" apparently means the road connects to Walmart's parking lot???

so no innovative food center?

no surprize that plan was just too out there for lorain county.

it will just be some lame, bugly highway office park.

oh well.

that's ok.

at least it will be put back to good use and bring jobs and tax money.

plus a new marriott courtyard hotel, so thats a win too.

Museum Closure in Summer 2024

March 1, 2024

In 2021, Oberlin College began work on the “Sustainable Infrastructure Program,” or SIP, which entails converting the campus heating system from steam to hot water, with the goal of achieving carbon neutrality by 2025. The Allen Memorial Art Museum had already undertaken this green heating and cooling approach as part of a major 2009–11 renovation that saw geothermal wells sunk in the museum’s north lawn and a complete updating of the museum’s heating, ventilation, air conditioning, and associated systems—a project that earned Leadership in Energy and Environmental Design (LEED) Gold certification. Now, the museum’s existing systems are slated to be hooked into the campus’s new system during summer 2024. Regretfully, this will entail the closure of the museum to the public starting May 27 and throughout the summer. We are taking this rare opportunity of a closure to install new carpeting on the second floor, refinish flooring in the Nord and Willard-Newall galleries, and study lighting upgrades for the East Gallery, among other projects. We are grateful for the partnership of the Oberlin College Facilities Planning and Construction staff in this work, and look forward to welcoming you back to a refreshed museum in the autumn.

Bartlett Maritime awarded contract to train submarine repair employees

A Cleveland based company is moving forward with part of its plan to build "capability and capacity in America's submarine industrial base."

^ It is really interesting to contemplate a significant return to shipbuilding/repair to Lorain.

This will be pretty cool assuming they’ll stay at water level as they come in this could be our equivalent of whale watching

I don't think we'll see any subs (of a conventional sort) offshore; but the travelling team approach is an interesting foot-in-the-door to further Navy work. If Bartlett can meet the Subsafe/Level 1 requirements for submarine repair/overhaul work, which are excruciatingly exacting, they are almost guaranteed lots of follow-on contracts.

Future shipbuilding in Lorain? Pure speculation on my part: There are plans for unmanned vessels that "might-could" be built in Lorain. If Bartlett can prove itself with welding and component repair, they could possible team up with Great Lakes Towing and get into the shipbuilding business. It doesn't even have to be in Lorain; it could be at the Great Lakes Towing place in the Old River.

Remember: It's the Year of the Snake

politicians were just laying into the navy secretary over shipbuilding -- that can only help bartlett --

Senate hearing gets testy over shipbuilding woes, climate change

Navy Secretary Carlos Del Toro said he has tried to be “honest, transparent and deeply committed to turning things around.”

CONNOR O’BRIEN

05/16/2024

...

Del Toro faced intense backlash from GOP senators over his focus on climate change, though concerns about shipbuilding delays — and whether the service’s budget for ships is enough — are bipartisan. A recent Navy review found delays of up to several years in the service's top programs, including construction of aircraft carriers, submarines and a new frigate.

Del Toro argued that decades of Navy policy have led to this point and has highlighted the impacts of the pandemic and worker shortages as major recent hurdles. He also dinged defense contractors for using profits to repurchase stock, arguing some companies are putting shareholder interests over the needs of their customer, the Navy.

CLEVELAND NEWS

Back Home in Lorain After Decades in California, Pro Skater Chad Muska Wants to Build Ohio's Best Skatepark

The city and the skater are working in tandem to one day bring skate dreams to reality

By Mark Oprea on Wed, Jul 31, 2024

For the past four years, Muska has been partnering with a group of city boosters and like-aged skaters and BMXers to design and hopefully build his hometown’s first official skatepark. A park, that is, worthy of Muska’s reputation: some ten-thousand square feet of launch ramps, faux staircases, jellybean bowls, hand rails and stands for spectators of future contests. The only problem? Money, of course. So far there’s a $200,000 grant from the city, which arrived this year and portions of which have been spent on design and renderings. It could be renewed for 2025 if certain benchmarks are met. Outside of that, other fundraising hasn’t gotten off the ground much, with $20,000 secured so far.

But the goal is a park that would lift Lorain to national levels. “I want to see people of all ages and abilities,” Linda O’Connor, an administrative assistant in Lorain’s Department of Public Property, said sitting behind her desk, in some industrial park on the west side of town. “I want to see families having picnics. I want to see skateboard competitions. I want eyes to be on our skatepark.” She held up a piece of paper that resembled a skater’s mood board, of ramps in Colorado and Tennessee. “I think we have the potential to have a park unlike anything this part of the country has ever seen.”

LORAIN, Ohio — A pair of nuisance properties in Lorain are receiving funds for long-sought cleanup and redevelopment.

The Lorain County Land Bank was recently awarded nearly $11.4 million from the Ohio Brownfield Remediation Program to remove debris and environmental hazards at Lorain’s former St. Joseph’s Hospital site and revitalize the former Stove Works industrial property.

“This is as excited as we’ve been in many years and we have a reason for that,” said Lorain Safety Service Director Rey Carrion of the reinvestment in blighted property.

If you build it, will they come? Plans in the works to develop Lorain neighborhood

By: Tiffany Tarpley

...

With the money, LMHA is in the first phase of its Southside Gateway Community Plan. By the end of 2024, the goal is to have dirt moving on a container park project at Southside Gardens, which is located near East 30th Street and Vine Avenue.

...

“If you spent any time in a Rust Belt city, you can see the absolutely unmistakable skyline of a closed steel mill or much less active and you see the effects of urban renewal, closed streets, [and] blocked access,” (LMHA CEO Judy) Carlin said.

“We are going to put more density, more opportunity. All of Ohio needs affordable workforce housing, everybody understands that need, our goal through this is to be part of the solution too for that, as well as creating a neighborhood that has amenities that would make you want to say, wow, this is a great place to bring my kids, raise my kids and move forward,” Carlin said.

MA Design -- Proposed Container Park

also, yes we can have nice things -- looks like a nice ampitheater stage for the downtown lorain riverfront is on the way -- 👍

Stage Project

Construction: Begins Sept 2024

Total: $8.6M

Opening Season: May 2025

Estimated Crowd Size Capacity: 20,000+

...

The new amphitheater presents an opportunity to create a catalytic connectivity plan between the retail/businesses along Broadway to the waterfront. The project represents a vision that leverages this opportunity by creating a series of plazas and promenades, creating a highly intuitive path of connectivity between these two anchors.

The initial phase design includes a permanent stage and top, an ancillary building which will include areas such as a green room, storage, and equipment, as well as the restructuring of Black River Landing to develop better sightlines of the stage, waterfront and downtown. The development of this amphitheater will allow us to better capitalize on the successes at Black River Landing and give us the opportunity to grow in the scope of events being offered at our facilities.

The location and orientation of the new amphitheater will help to create a new visual terminus, drawing visitors to active events and the waterfront park itself. Future development should consider the creation of a waterfront ‘‘village’ that builds upon the success of Broadway and strengthens pedestrian connectivity to the riverfront.

Lorain's Active Transportation Plan approved by Lorain County Public Health

Story by Heather Chapin, The Morning Journal

Sep. 3—Lorain County Public Health has approved the updated Lorain Active Transportation Plan for the city of Lorain.

"In Lorain, over eight percent of households have no vehicle available, making it challenging for residents to travel by car to areas with healthy food options, employment, and other crucial destinations," said Lorain County Public Health Commissioner Mark Adams. "It is crucial that everyone has equitable access to safe modes of transportation that link people to nearby health and well-being resources."

"I'm certainly happy that they're endorsing our plan. We are attempting to make our streets safer and more accessible to our residents," said Lorain Mayor Jack Bradley. "And, we've been lucky to secure funding to make that happen.

Avon Lake wants to buy former power plant property

Avon Lake has begun a multiyear process to transform much of the city's lakefront from the site of a former power plant to a public park.

The Lorain County city west of Cleveland is seeking public input on an interim development agreement with Avon Lake Environmental Redevelopment Group to pay $15 million to buy 23 lakefront acres formerly occupied by the GenOn Energy Services power plant.

The city wants to develop the land into a park that would extend its existing Miller Road Park eastward. The balance of the former power plant property — nearly 20 acres — is being marketed to mixed-use developers by the Cleveland and Chicago offices of commercial realty company Avison Young.

We have to admit we were impressed while visiting the Clec Clinic there.  We explored during our hospital visits and found there are a lot of conveniences in the area that make daily life easy.  Yes a lot of driving.  If they develop their lakefront at the former power plant look out - they will draw even more new residents from both Lorain and Cuyahoga counties.

Avon doesn't have a lakefront.  That's Avon Lake, a separate city which is larger in land area than Lakewood.

205 single-story apartment homes coming to Planned Development District in Amherst Township

November 26, 2024

Redwood Living, Inc., has started construction on Redwood Amherst, a brand-new neighborhood of single-story apartment homes that will add a  desirable residential rental option to Sandstone Development – a Planned Development District in Amherst Township.

Seven different floor plans will be available at Redwood Amherst, most of which will include two bedrooms and two bathrooms. Phase I of the neighborhood will include 153 apartment homes with the first residents expected to move in by early 2025. Phase II will include approximately 52 units, and timing will be announced at a later date.

“Redwood Amherst will deliver all the signature design elements and amenities that residents across Ohio have come to love about the Redwood brand,” said Taylor Haley, VP of Property Operations at Redwood. “But we are also incorporating a few new design elements at this neighborhood, including a one-bedroom option along with some upgraded finishes inside and out.”

Amherst is an affluent enough suburb, and this is just more greenfield, auto-dependent sprawl destroying our lovely countryside.  If something gets built in downtown Lorain or Elyria, I can see getting excited, but this is the type of development that is just destroying our stagnant region.

Sprawl or not, there is a market for one floor living for those nearing retirement and/or want to age in place and do not have $10,000 a month for Vitalia-type communities.  Personally I am over shared walls so hopefully there is some noise reduction used rather than the minimum 1 hour firewall of drywall.

amherst township is not amherst. its kind of the in between land between amherst, south amherst, lorain and elyria. it is inevitable it becomes further suburbanized.

also, this development is adding taxpayers and people to the county, which is better than nothing. is it pulling people from elsewhere in the area, or making homes for new arrivals? that's debateable, but otherwise no one is getting "excited" over this.

These Redwood things are popping up all over, at least in my neck of the woods in Summit and Medina counties.  In some of the larger ones, it's like driving through a maze of garages.    They seem to fill up though, so they must be fulfilling a need.

so my bro lives in vermilion and told me the amherst township redwood housing is just part of the plan. the redwood housing is 32 acres worth and there is an additional 54 acre commercial area in the full development. he was told that will be a crocker park lite (crocker is 86 acres), but i said looks more like strip plaza shopping. we’ll see.

i have a schematic i’ll see if i can post it later. 👍
