I like seeing new development in the City, but I really hate to see the Oakley Drive-In gone :-(

The Oakley Drive-In on Madison Road will be redeveloped as a mixed-use project at a cost of about $40 million. 

Developer Ray Schneider, owner of Circle Development, purchased the 28.5-acre property surrounding the theater in October. Built in 1956, the drive-In ended its 2005 season in September and will not reopen.

 

The big screen comes down this spring and will be replaced by the several tons of dirt needed to bring the former 1,000-car lot out of a flood plain. But some parts of the venue's afterlife are uncertain. They could involve a big-box retailer, a senior citizen center or a banquet center.

WTF....Another landmark gone! This is one of the places that made cincinnati unique.

According to drive-ins.com, there are still 35 open drive-ins in Ohio. They list 237 that are closed however.

This has been known for months.

 

I've always wondered about visibility issues.  Usually when you're trying to market a building, you'd like it to be seen.  That site doesn't seem to have optimal visibilty.

Madison/Red Bank set for major development

Cincinnati developer Circle Development has acquired the sites of the Oakley Drive-In and South-Western Publishing at the intersections of Madison and Red Bank roads in Madisonville for a total of nearly $5 million.  It plans to build a mixed-use development called Hyde Park Circle that could include medical offices, strip mall retail spaces and a big retailer.

 

Plans are preliminary, and no tenants have yet been signed. Neighborhood representatives say they are not thrilled with the idea of a warehouse-type store but acknowledge they likely couldn't stop it. The leaders hope to work with the developer and tenants to limit detrimental effects on neighbors.

Community seeks Red Bank connector

Work on a proposed development has barely begun, and efforts are already under way to curtail additional traffic.  The Madisonville Community Council passed a resolution April 20 objecting to any entrances or exits onto Madison Road from the proposed Madison Circle development, formerly called Hyde Park Circle.

 

They also opposed the addition of any new traffic lights at the site.  Instead council recommended traffic be routed to Red Bank Road for access and egress.  "Our concern is Madison Road (currently) is pedestrian and transit-friendly," Madisonville resident Bill Collins said.

The latest info:

 

The developers are seeking from CG-A Commercial General-Auto to Planned Development District (PD).

 

The development will include 12 buildings of approximately 426,000 square feet, divided roughly as follows:

 

* Office condo, 4 stories, 60,000 SF

* Office/medical, 4 stories, 60,000 SF

* Assisted living, 4 stories, 130,000 SF

* Office A, 2 stories, 60,000 SF

* Office B, 2 stories, 60,000 SF

* Existing office, 2 stories, 13,480 SF

* Pet retail services, 1 story, 18,000 SF

* Restaurant A, 1 story, 6,600 SF

* Restaurant B, 1 story, 6,600 SF

* Restaurant/retail, 1 story, 6,600 SF

* Existing retail, 1 story, 4,859 SF

* Parking garage, 3 levels, 340 spaces

 

Also included will be several surface parking lots and a public-access road through the middle.  Community groups were adamant about this access road dumping out onto Red Bank, and not onto Madison.

 

The development will total 29 acres.  "Open space" will be 47% of the site acreage, or 13.76 acres.

 

Building setbacks from the property lines:

 

* North: 80 feet

* West: 180 feet

* South: 65 feet

* East: 40 feet

 

If approved by the city, work could start almost immediately and demolition of the current structures could be done by spring/summer 2007.

 

Phase I of construction would include the assisted living facility and the retail portion, which could begin 2Q2007.

 

Phase II would be the office development and could begin 3Q/4Q2007.

 

Phase III would be any remaining projects and could begin 1Q2008, or as demand warrants.

 

This was on the November 3 agenda of the City Planning Commission.  They approved of the zoning change and the concept plan.  City council must now approve this.  Then Circle Development would have to resubmit a final development plan to the City Planning Commission.

 

This site plan isn't easy to read.  The restaurants/retail are in the group of three along Red Bank.  The two existing structures are to the right of that.  In the middle, the large buildings are the assisted living facility and the parking garage.  The two office buildings are to the right of that, next to Madison Rd.  The small office building, the office condos and the pet retail services building are at the top left.  In the middle of those is a small pond.

Chime-maker NuTone's former site to get $90M face lift

Miller Valentine Group will pump up to $90 million into the site of the former NuTone headquarters in Madisonville, converting a 30-acre eyesore into a hub for office and retail.  NuTone, a local manufacturer of fans, electric heaters and door chimes, closed its plant and put it up for sale last summer. In December, Miller Valentine won the bid to put it under contract; the price was not disclosed.

 

The developer has started a six-month feasibility study to determine the best use of the property, but preliminary plans call for more than 300,000 square feet of office space, a 100- or 125-room hotel and retail outlots on Madison and Red Bank roads. Residential development could happen at the back of the site, depending on the results of the study.

Circle Development, with the aid of Architects Plus, submitted a final development plan for the Madison Circle project (PD-45) to the City Planning Commission at their April 6 meeting, but the deal could stall without financing for public roads.

 

The developer is seeking TIF money from the City to finance new public roads on the site.  Madison Circle Drive would extend southward from Madison Rd to a roundabout, which would then lead to a right-turn only outlet onto Red Bank.  Red Dog Place would extend from the roundabout to connect with the Ohio Medical Instrument building on the southern end of Charlemar Dr.  Charlemar, a residential street, would be closed off into a cul-de-sac.

 

The City is currently doing a funding review to see if the money might be available.

 

The new development plan has two fewer office buildings than the conceptual plan.  Details on the office buildings sketchy, though they will likely be two to three stories each with footprints around 12,000 square feet.

Up to three restaurant and/or retail uses have also been proposed but no tenants have been announced.  Under the guidelines of the development plan, the restaurants will be the types which offer table service (think TGI Friday's).  One of the retail uses mentioned is a full-service pharmacy.

Two office buildings remain on the site.  One 4,859 square-foot building along Madison has been renovated and has one tenant, and the 13,480 square-foot office building nearby is the new home of the American Heart Association.

 

The senior living facility will be developed and operated by CareSpring Health Care Management.  The IndianSpring Health Care Facility, which will be located along Madison Rd, will be a three-story, 133,851 square-foot building.  Its top two floors will consist of a 140-bed nursing facility.  The lower level will be the home of support operations as well as services available to the community at large.

On the western part of the site, the Barrington of Oakley (not in Oakley) will be 130,000 square feet on four levels, containing 100 assisted living apartments, a dining room, and exercise/rec areas.

The upscale Red Dog Pet Resort, at 28,125 square feet, will be developed on the southwest part of the site.

 

The total number of square feet has been raised from 426,000 to 492,000.  There will be 924 parking spaces, all on surface lots.  Forty-nine precent of the 30-acre site will be open space or landscaped area.

 

The senior living projects, the pet spa and Madison Circle Dr are part of Phase I, to be started when money for the road comes through.

 

Phase II, tentatively scheduled for late this year, would consist of one restaurant and the Red Dog Place road project.

 

Phase III would consist of the office buildings and one restaurant/retail.  This is scheduled for Summer 2008.

 

Buildout would occur in late 2009/early 2010 with the completion of the final restaurant/retail.

 

Circle Development projects that the project will draw 250 residents and 500 daily employees, as well as daily retail and restaurant patrons, the the former site of the Oakley Drive-In.

Madisonville: NuTone redevelopment

The Economic Development Committee will hold a public hearing on June 5 regarding a rezoning of the former NuTone headquarters at Red Bank and Madison in Madisonville.

 

The request, from Miller Valentine Group, would rezone the property as a Planned Development District (PD).

 

The City Planning Commission has already approved of the reclassification and of the development's concept plan.

 

Miller Valentine is proposing a $90 million mixed-use project on the 30-acre site at 4820 Red Bank Road.

 

Though no tenants have been named and the plan is still preliminary, Miller Valentine has a rough idea of what they want for the site.

 

In their plans are four office buildings (3 over 50,000 SF), three multi-family residential buildings (all 3 stories, 23,750 SF), six outlots for restaurants and other retail uses (1,800-6,600 SF) and a four-story hotel, which the Cincinnati Business Courier has noted would contain 100 to 125 rooms.

 

Fifteen hundred parking spaces would be provided on surface lots. (BOO!)

 

How much funding will be needed for the project is not yet known.

 

The site contains seven industrial buildings totalling about 800,000 square feet of space.

 

Tax Increment Financing (TIF) money from the pre-existing Oakley TIF could possibly be used to demolish the buildings and make other site improvements.

 

The sale of the property from NuTone to Miller Valentine is contingent on Council's approval. Miller Valentine plans to close by this summer.

 

The project will likely be on City Council's agenda on June 6 or June 13.

 

If all goes according to script, demolition could begin by late 2007 and last until fall 2008.

 

The phased development would start with the retail component first, with office and residential phased in according to market demand.

ahhh Miller Valentine Group....you are the wind benieth my wings.  They should just team up with Circle Development and call this "The Suburban District"...what a bunch of crap.  I appreciate the efforts in redeveloping this monstrosity of a brownfield site...but come on.

It's funny...grasscat said much more, with fewer words in his report than did the Enquirer.  Not to mention he actually included a site plan and location map for the project...none of which was included in the Enquirer's story.

Bear Creek steps in as developer exits NuTone project

Fresh out of its contract to build Oakley's Millworks project, Bear Creek Capital snapped up the rights to redevelop the site of the former NuTone Inc. headquarters in Madisonville, taking on a contract Miller-Valentine Group vacated three weeks ago.

 

Though early in the planning stages, Bear Creek hopes to turn the 30 acres at the corner of Red Bank Expressway and Madison Road into a mix of office space, shops and homes, said Dan Ruh, a principal with the Montgomery-based firm.

Permit snag threatens Oakley project

The developer of the $45 million retirement community slated for the former Oakley Drive-In site has threatened to withdraw his plans if he doesn't receive a final building permit from Cincinnati by Oct. 5.

 

Circle Development's project, which includes an 80-room nursing care center, a 105-apartment assisted-living center and 30,000 square feet of retail, is on hold because of a conflict with the neighboring Children's Home of Cincinnati over the addition of a middle turn lane on Madison Road.

NuTone site could feature theater, office space, condos

Midtown Crossing in Madisonville could get summer start

Bear Creek Capital's latest plans for the former NuTone site on Red Bank Road feature a $75 million office, cinema, condo and retail project called Midtown Crossing.  The development is planned to include two 175,000-square-foot office buildings, a 62,500-square-foot theater, 2,400 parking spaces, 10 condominiums and six retail outlots at the corner of Madison Road and Red Bank Expressway in Madisonville. It will go before Cincinnati City Council in February and could break ground by summer's end, said Bear Creek Principal Matt Daniels.

 

He's not ready to announce tenants, but real estate sources say a large corporate user is interested in kicking off the office portion. And Bear Creek leasing agent Mark Gambill confirmed he's in talks with both National Amusements and AMC Theatres to operate a theater. National Amusements, which declined comment, had planned to relocate its Norwood cinema to Oakley's Millworks project. The stalled development could have pushed the company to look elsewhere, said Chris Hodge, a CB Richard Ellis retail broker.

Okay now we have another contender in there with a theatre project.  A smaller footprint ethnic or specialized theatre house (you choose the movie) could work but dang it if this project doesn't sound just like the Oakley project and they're essentially next door.  Look the developers around here should start looking at creative specialization for example ethnic targetted storefronts are lacking in this area and an urban ethnic concept would do well in that area considering it's proximity to the middle class multiracial community (asian, african american, some hispanic) that live near there in Madisonville, Kennedy Heights etc.

 

Also by the way I hope that Kenwood can further upscale itself and attract some of the specialized boutique concepts (italian, french) or at least attract some affordable chic concepts like Zara or H&M or Esprit.

 

The point that I'm trying to make is that you have way too many good sights that aren't leased to complement the area or operate a distinct proposition.

$85M Midtown Crossings at Madisonville approaching development plan

Bear Creek Capital has formally announced plans for an $85 million mixed-use project on the site of the former NuTone site in Madisonville.

 

The Midtown Crossings at Madisonville is expected to include a large office anchor, retail, and restaurants on the southeast corner of Red Bank Expressway and Madison Road.

 

A small residential component - perhaps condominiums or single-family townhomes - has also been mentioned as a way to tie the development into the surrounding residential streets.

 

Bob Igoe, economic development chair for the Madisonville Community Council, says that Bear Creek Capital's timeline is "pretty aggressive".

 

"They'll be presenting more detailed plans at our next council meeting on July 17," he says.

 

Igoe says that, although the development is somewhat auto-oriented, the community council is working to tie it in with the traditional business district.

 

"Essentially, it's a drivable suburban area," he says.  "What we're trying to do is get them to make it as walkable as possible to connect it with the rest of the neighborhood."

 

As part of a tax increment financing (TIF) district, revenues from Midtown Crossings can be channeled into other projects.

 

"We're excited," Igoe says.  "These TIF funds can be used to leverage improvements to the area around Madison and Whetsel."

 

Miller-Valentine Group pulled out of plans to build the $110 million Cincinnati Encenter development in 2007, leaving Bear Creek Capital with the development rights.

 

"The redevelopment of the Nutone site presents a tremendous opportunity for Bear Creek Capital and the Madisonville community," says director of acquisitions/government affairs for Bear Creek Capital.  "It is difficult to find parcels of land that can accommodate large-scale development in prime in-fill locations.  The Nutone site provides the opportunity to provide a campus-style office setting, blended with community-oriented retail, in a single, coordinated plan."

Today, Cincinnati Council approved a deal with Medpace, Inc., to relocate their new corporate headquarters to the City of Cincinnati at the former NuTone site on Red Bank Road after an extensive search in both Southwest Ohio and Northern Kentucky. Medpace anticipates they will occupy 350,000 sq. ft. of new office space in Madisonville by 2014. They will move current employees to the new Cincinnati campus over five years with approximately 1,339 jobs occupying the entire 350,000 sq. ft. space by 2014. The new corporate campus will include three separate office buildings of between 110,000 to 130,000 sq. ft. each. The company provides comprehensive clinical research support to the pharmaceutical industry and is primarily focused in late-stage drug development.

 

“We’re pleased that we could put forth such a competitive offer to bring another corporate headquarters to Cincinnati. Surrounding competition both within the state and outside of Ohio presented a challenge, but the amenities of the City’s central location and our incentive package made for a compelling offer,” said City Manager Milton Dohoney.

 

The City of Cincinnati’s Economic Development Division has estimated that through incentives Medpace will save approximately $7.5 million in taxes over eight years. In return, approximately $41.7 million in new corporate profits tax and local income taxes will be generated by Medpace, Inc. for the benefit of the City during the 16 years the company must remain in the City under the Agreement.

 

“The City is very pleased to have won this new corporate headquarters project. Medpace is an exceptional locally-owned company that has been expanding and growing rapidly over recent years. We are very excited to have Medpace commit to this location and create new jobs within the Madisonville neighborhood and tax revenues for the City,” said Holly Childs, Director of Economic Development for the City.

 

Medpace, Inc. is an international drug development services company employing over 535 people within Greater Cincinnati. Medpace was established in 1992 and has been located at its existing headquarters in Norwood since 2000. Medpace also maintains operations in over 40 countries outside the US, and globally employs over 700. The company will continue a presence at it Norwood location until their final lease ends in 2013.

That sure is a long ways away.

Madison Circle, near the corner of Red Bank and Madison roads on the former sites of the Oakley Drive-In and Sothwestern Publishing Company, is in varying stages of construction.

 

The Barrington of Oakley, consisting of 100 assisted-living apartments, a dining room, and excerise and recreation areas, looks to be nearing completion.

 

The IndianSpring Health Care Facility, with a 140-bed nursing facility, support operations, and community services, is under roof but still awaiting cladding.

 

One component of the development, the Red Dog Pet Resort (not pictured), opened earlier this year.

 

At buildout in late 2009 or early 2010, Circle Development's 30-acre project is also expected to include some mix of office, restaurant, and retail uses.

Does  anyone know what that huge building is that is going up on the hill overlooking Madisonville?  I believe it is on Kenwood Road on the crest of the hillside. It is visible from I71.  Looks like a condo tower.  I haven't seen it mentioned on Urban Ohio anywhere.

I love the fact that this is called Stratford at Kenwood even though it sits in Madisonville.  The developers must believe that tying the project to anything in Cincinnati would kill the appeal.

Development of a five-acre site that's seen as key to attracting more than 1,000 jobs to Cincinnati is edging forward - without the involvement of developer Bear Creek Capital.  Cincinnati City Council's finance committee will meet today to review an agreement to transform a portion of the former NuTone property on Red Bank Road into a headquarters for Medpace Inc., a growing Norwood-based drug development firm.

 

By late 2010, Medpace says it wants to move roughly 600 employees into a 120,000-square-foot office building it has planned for the property. And over the next eight years, the firm says it plans to grow to up 1,400 employees.

Cincinnati City Council has approved an ordinance that could facilitate Medpace Inc.'s move to the former NuTone site in Madisonville.

 

The legislation allows the city to apply for up to $3 million in Clean Ohio Revitalization Fund grants for building demolition and site remediation on the 5.5-acre site at Red Bank Expressway and Madison Road.

 

The grant application is being made on behalf of property owner RBM Development Company, LLC, a group of private investors that includes Medpace president and CEO August Troendle.

 

Medpace, a drug development firm currently based in Norwood, has announced that it would like to move around 600 employees into a new 120,000-square-foot office building it has planned for the property by late 2010.

 

Over the next eight years, the company plans to expand to up to 1,400 employees.

 

In addition to meeting the job creation goals, RBM would be required to develop another 330,000 square feet of office space and 50,000 square feet of retail space on the site, plus parking.

 

RBM had been working with developer Bear Creek Capital on an $85 million-$110 million redevelopment plan called Midtown Crossing at Madisonville since September 2007, but Bear Creek has since dropped out of the project.

 

Prior to Bear Creek's involvement, Miller-Valentine Group had proposed the $90 million-$100 million Cincinnati Encenter mixed-use project for the site.

 

RBM and Medpace are now in talks with other developers, and plan to begin work this spring.
