Only on Red Bank.  The "morning side" of Madison is the north side of the street. 

 

The east fork (?) of Duck Creek is out in the open next to Red Bank north of Madison, so putting UDF in the "triangle" between Red Bank, Madison, and Medpace Way would require a bridge or big culvert for direct access to Red Bank.

Also, major digging at the Ackermann phase 3 site this week so I assume foundation work will begin before the spring.

Correct, it was for the triangle. I would think they would not have to put in a bridge or anything since it would be at the corner or Madison and Medpace way.

Sure but my point was that if they want to be convenient to morning traffic, then being in the triangle is a problem from Red Bank, even if it improves it for Madison.  You can't turn left from eastbound Madison onto Medpace and I bet the city wouldn't approve a curb cut on Madison at all unless it was strictly right-in-right-out.  You can't even turn right from northbound Red Bank onto Medpace at Duck Creek to backtrack either.  So there's actually no way to get to the triangle from northbound Red Bank without bridging the creek or going through the Medpace complex via Red Bank Drive (at the very bottom left of your map).

The library will be moving into the final phase of Madamore which is scheduled to be complete in July 2022. The office component of the final phase has also been scrapped and replaced with more apartments. 
 

They are also looking to building some townhomes on the northeast corner of  Whetsel and Sierra which is currently an empty lot north of Phase 2. He stated that there has been over 15 businesses interested in the spaces that are available.

Previously, the Library said they would keep it and implied that they would use it as an annex facility. This was before their deal with Ackermann was finalized so I do not think a long-term plan has been decided.

This is really good news. It sounds like the reduction in office has increased the amount of affordable units in phase 3. For the Sierra lot, originally they wanted to build townhomes but then switched to a parking lot with pool right before phase 3 was approved. Working with DCED to make them affordable for 60% to 80% AMI should prevent NIMBYs from insisting that this become another parking lot. They have right of first refusal on the lot, which expires next month, so we should see some more news soon. Hopefully the designs have zero setbacks from the street, instead of having driveways in front of them like the luxury townhomes on Brotherton.

The Library provided updates at this month's Community Council meeting. They still do not have a solid plan for the old building but are aware residents are interested in keeping it and reusing it. That said, the current building is not ADA complaint and updating it would be prohibitively expensive, hence the move into the new building. The library will keep it in the short-term and possibly use it in an administrative capacity, though if they did sell it, they would push to have to it be maintained in some capacity.

As for the new space, they are about to start with design and construction documents. GBBN is the architect they are working with and Megen is the GC. They will have a 15 year lease with two 5 year extensions available. They will also have the ability to purchase the spot after 7.5 years. It will have 8 parking spots reserved in the development's lot as well, which will be interesting to see if that creates a parking squeeze for the rental units.

Update on Madisonville's first McMansion

I’ve always wondered why Madisonville took so long to be, “gentrified”.

 

You have quite a few wealthy neighborhoods in Hyde Park, Mariemont, Madeira, and Kenwood that are in close proximity to Madisonville.


So you would think in theory it would have been part of that “wealthy bubble” cluster of neighborhoods. 
 

Was madisonville selected at one point in its history to be the designated zone for affordable housing and section 8 housing? I’m just curious why Madisonville was a hot spot for poor residents and poverty when it’s surrounding neighborhoods are full of millionaires and wealthy families?

 

 

^That's Cincinnati. You don't have buffer zones of meh, warehouses or parking lots between wealthy and impoverished areas like you see in say Columbus.

As the story goes, Madisonville was the retail hub of that general region until 71 shifted everything to Kenwood. I also hear people claim that disinvestment was intentionally used on the neighborhood in response to some kind of riot after MLK's assassination.

I have a friend who met the owners of the house. They moved down from Madeira. Apparently from him this house cost around 1 million to build.

Yeah that's a way nicer exterior than you see on most McMansions.

I wonder if they will have flooding issues. The house sits right on top of what was either a creek bed or a depression.

Update from MCURC on RoW improvements coming to Madison and Whetsel. It has been so long since anything mentioned the pocket park in front of the retail strip that I had assumed it was removed from the scope altogether. The orange section, number 3, is angled parking. Currently no parking is allowed on this section due the location of the firehouse. It's my understanding that all of the streetscaping and sidewalks are being funded by the TIF. The resurfacing of Ward was previously scheduled for some time as part of the capital budget, but I'm not sure who is paying for the new water main.

The combined Ilsco lots, highlighted in red, are just under 23 acres. The selected blue parcel is city owned and is the former Duck Creek that was channelized to allow for flood mitigation. One lot along Madison, highlighted in green, is currently listed for sale as Oakley Parke and is over 2 acres.

Construction is now complete on a mixed-use development that includes new headquarters office space for Medpace Holdings Inc., one of Cincinnati’s largest public companies.

Last month, the Parks Department was awarded a grant from ODNR for a shared-use path through Bramble Park, connecting the neighborhood to the Murray Trail and CROWN.

Future Red Sesame restaurant and eventual home for the owner. Concrete wall in front appears to be for ADA ramp. At one time there was a sign warning of asbestos mitigation.

Love to see a mix of civic and residential. This model is working in other cities in the US as well. Very exciting to see the idea explored in Cincinnati's neighborhoods.

Yeah I don't doubt it at all. It is nice seeing these long-term vacant lots getting filled in. It really sucks that they are so garage forward but that's the trend right now. I think Seelbach tried to update zoning to prevent that but it obviously failed.

I live one street over from this. There’s another house along Bramble that looks basically the same but has a lot less land space and sold for $392,000.

The white one at the intersection with Watterson? I didn't know it sold that high! Having an attached 2-car is quite rare here but that is not even remotely a pleasant or even safe street to live on.

This is fantastic news!!!

 

This will also have a positive impact on crime or shenanigan's in the park. The best crime deterrent is more eyes. 

City Planning Department - Madison & Whetsel Sierra Property in Madisonville

 

Ackermann wants to use City owned land for 16 apartments and 32 spots. To sweeten the deal, the developer will update an existing public parking lot and create a new one. The project will require TIF district funding. There will be a public meeting on June 2nd. Site layouts are provided at the above link.

EDIT: There is a second proposal here that is just all parking lots. I'm sure Ackermann would prefer the option with housing.

The new 27 spot parking lot in both plans is $11,111 per spot

I was kind of confused about this parking lot But the location to the right is currently an empty lot. I wonder if that lot will be developed and those 14 spaces used as parking for that location?

Good catch. That lot on the corner is currently privately owned. Supposedly they are not interested in selling but it's clear Ackermann is planning ahead here a bit.

I’m excited for this! I was chatting with a friend who works High up at medpace and he said that they have already ran out of office space in the new building. I told them that they should build a second building on the current gravel parking lot directly to the north and he said they the CEO doesn’t want to build anymore office space. Also the spot behind the UDF is going to be a dog park apparently.

I'm not excited at all. They built their campus as a bubble that exists with no integration with the surrounding built environment. I had to take this circuitous route around their parking lot to get to their farmer's market event last month. They've got luxury apartments across Red Bank and not a single one of those well-paid tenants are going to regularly walk over to this new food hall. A complete failure of long term city planning. I had also heard about the dog park which is funny because I thought their site layout always had apartments there. Which again, who's going to be using the dog park next to a loud highway with traffic going 50+?

I am excitement for the food hall more than anything. There were going to be apartments at one time but I was told that the apartments were only going to happen if they could buy the UDF which apparently UDF was wanting a lot more than what they were willing to pay. That whole intersection of Red Bank and Madison (all of Red Bank) needs to reconfigured to be more pedestrian friendly. I know at one point they had a plan to redo Red Bank but I think funding was an issue.

I have been told that in the past, the community pushed for a roundabout to be installed at Madison and at Duck Creek but the director of DOTE at the time nixed that real quick. Supposedly she was all about prioritizing cars no matter what but the stories have gotten to the point that she's become some kind of boogeyman.

  1. Mom 'n 'Em is applying for a liquor license at 4310 Whetsel Avenue. The Police neighborhood liaison officer stated that he hasn't looked into the permit request yet but has noticed that the building has a lot of work to be performed before it can be occupied. There was some confusion between him and the President as to whether this is a second location or if they are moving.
  2. City staff are going to spend $37,500 from the Madisonville TIF to hire a consultant to perform a parking study in the core of the business district.
  3. Ackermann has apparently received TIF funds to install some large artistic bike racks at Madison and Whetsel.
  4. 6012 Madison Road, which is owned by MCURC, will no longer have as many residential units as part of its redevelopment which technically frees up $100,000 in the TIF, assuming the City actually listens to the community council's preferences.

Excited about Mom N Em coffee. When I first bought my house (2016) there was someone doing some work in that building but then it suddenly stopped. I think they were going to turn into a bar then but I’m not entirely sure.

I went to the Market at Medpace event on Saturday. It was actually indoors at the Summit due to the risk of storms and it was actually way better that way. Previously, they have always had it in their parking lot which feels really barren and hot. I had not been in the hotel yet and it's pretty nice. The view from the rooftop terrace leaves a lot to be desired though. They had these posters up all over featuring the current site plan. I would assume that they will move the event into the field or north of the food hall in the future.
