I went to the Market at Medpace event on Saturday. It was actually indoors at the Summit due to the risk of storms and it was actually way better that way. Previously, they have always had it in their parking lot which feels really barren and hot. I had not been in the hotel yet and it's pretty nice. The view from the rooftop terrace leaves a lot to be desired though. They had these posters up all over featuring the current site plan. I would assume that they will move the event into the field or north of the food hall in the future.

Great to see the food hall moving forward. I’m hoping that one day in the near future the whole are around rally’s needs to be redeveloped (not sure how soon that would happen though as it seems something is going into the old car repair (brown building) to the right of Rally’s. That whole section is a nightmare to navigate if you are trying to leave one of those businesses.

The brown building is a coffee and juice franchise out of LA. That UDF is also a mess to get out of but we've kind of talked that to death here before. The City is going to resurface Red Bank Expressway soon but I assume they will replace everything as it is. It would be nice if it included some safety and connectivity upgrades too.

Red-bank is currently a mess. I would love to see them turn those horrible concrete medians into ones with trees and shrubs and add a bike lane from the UDF down past Walmart.  I know they have a overall plan for it but it’s just taking forever for them to get funding. You’d think with the gas tax increase it would’ve jump started it.

Oh really? I haven't seen anything official other than the Bike Plan and the Eastern Corridor documentation. The bike plan had a shared use path along Red Bank that would actually go up to Woodford Road in Kennedy Heights. Obviously that is defunct and it also appears any improvements suggested by ODOT as part of the Eastern Corridor project are collecting digital dust at the City. The impression I have been given is that there was enough local pushback about the Eastern Corridor project that the City is not pursuing funding for the portion here along Red Bank, other than the Duck Creek connector.

 

This upcoming project is paid for by an Ohio PWC SCIP loan and the paperwork from the City states it's just for rehabilitation. Some gas tax money does make it to that program but it's not a lot, 3.5%, and it's a competitive grant cycle so local politics plays a role in determining what the City ends up applying for. With a speed limit of 45 mph and prevailing speed likely in the low to mid 50's, any on-street bike infrastructure would not be useful and would be exceedingly dangerous. I agree that the concrete medians are awful but I'm curious if they could safely be removed to help encourage people to drive slower and more attentively. The extra space could allow for the road itself to be narrowed a bit allowing for better off-street bike, bus and pedestrian facilities. Well, that's the dream anyways. That rail bridge certainly makes things difficult as it's too narrow to safely squeeze in a sidewalk at the moment, which I suspect is why the existing one suddenly stops south of the bridge.

Completely agree and that whole corridor could really use a lot more trees. Especially if they're branding the Wasson Way Ault Park extension to Murray as part of a desirable bike path, it's still very desolate and unpleasant along RedBank. Unless they've been added since I've been that way, some trees between the shared-use path (sidewalk) and RedBank would go a long way, but there's probably some line of sight rule why they can't.

Yes, there are no street trees along Red Bank south of the Erie bridge. It's very sad because the eastern side has a significant setback for the sidewalk and shared use path so you could get some massive, gorgeous trees there. I think this width is intentional to make it easier to widen the road in the future though.

FWIW, all of Red Bank is classified by ODOT as a "Principal Arterial," which sits below expressways/freeways. Madison west of Red Bank has that same classification. This dictates lane width, shoulder width, whether or not it can be divided, etc.

Last update about Red Bank from ODOT was in October 2018. I'm not aware of any property or RoW acquisition to date and I haven't heard anything of an approved environmental document. It's pretty wild that we talk about these vast amounts of money and no one bats an eye.

I remember when that area of Madisonville/Oakley was such a desolate empty hole. 
 

I do Wish some of the developments were done better with better urban forward thinking concepts but overall I am still amazed by how much more of a city this part of town feels like.

 

yeah, I wish that there were less parking lots and the Oakley station was more urban..but overall I’m still happy with how dense everything feels. 
 

It definitely feels like that at some point there will be serious reconsideration for those parking lots because the pace of development is far outweighing the pace of available empty lots and land that can be built on.

The old ice cream shop between Mazunte Mercado and the historic Methodist church has a "space available" sign up on it. Fingers crossed we get some ice cream.

Yesterday at City Council, the sale of city-owned 6007 Madison Road to a local developer was approved. The price was below market-rate because the developer has promised to help relocate the community garden that was using it. The developer also received a 15 year 52% CRA tax abatement for that lot and the adjacent 6011 Madison Road. Previously, the owner has said that he wants to lure a grocer of some kind into the building, which also matches its historic use. 6007 Madison will become parking and access for the apartments.

The new owner of 5618 Whitney Place and the adjacent parcels is Base Property Group. They have renovated 5618 and will keep it as a rented 4-plex. They also own 5622 Whitney, which was built in 1930 and is a registered single unit rental, though nothing specific was mentioned about it.

 

They want to subdivide the 2 parcels behind them into 9 single families that will act as an addition to Butterfield Place. They stated that an alternative build would have been 21 apartments, which is fully allowable in the existing zoning of RM 2.0. The greenscape area will be used to cover buried water retention, and each of the 9 property owners will be granted an easement, though it will be owned by lot 9. It will likely be a covered gazebo or pocket park.

The same developer owns 6011 Madison Road and announced a tenant for their ground floor retail space. It will be a high intensity dance cardio studio called Dance Factory Fitness. The developer did mention that she is not concerned about the lack of parking at the building because most of her clientele lives in the neighborhood already. She was previously featured on Cincy Lifestyle earlier this year.

Ackermann wants to reserve almost $440k from the Madisonville TIF to rehab an existing City-owned parking lot and build a new one, which would also be owned by the City. The net gain in parking spots appears to be 25. In addition to the TIF allotment, they are seeking a zoning variance request from the form based code overlays.

Developers plan two subdivisions on Cincinnati's East Side near business districts

 

Two developers are planning new single-family homes in redeveloping Madisonville and East Walnut Hills in the city of Cincinnati.

 

Vance Homes plans to build nine Tudor-style homes in Madisonville with a 5619-20 Whitney Place address, less than a mile from Madisonville’s business district. It's a $6 million project.

The name will be "Element Eatery" and will be anchored by Taft's Brewing. The name is derived from the different elements in the venue as well as reference to the nature of MedPace's work and the periodic table of elements. A website is live now too with a floor plan and vendor application, along with social media links. The project is being ran by Tyler Troendle, associate director of AT Hospitality LLC.

Developer, Cincinnati neighborhood skirmish over parking lot proposal

 

Neighborhood leaders in Madisonville and the Ackermann Group are at loggerheads over a property the developer wants the city to turn into a public parking lot to alleviate a shortage, with Cincinnati City Council deadlocked in a preliminary vote.

 

Council’s budget committee voted 3-3 on an ordinance to spend $430,000 from the Madisonville tax-increment financing fund to build a 27-space public parking lot at 5105 Whetsel St. The property is currently leased to Ackermann. Council members Chris Seelbach, Wendell Young and Jan-Michele Lemon Kearney voted “no,” while Steve Goodin, David Mann and Liz Keating voted “yes.” The full council could still vote on the proposal on Wednesday.

Over in the Oakley thread,@Ucgrad2015mentioned the closing of ILSCO... and I hadn't heard about this news until just now. There was an article about it back in March 2021. Has ILSCO provided any other updates since then? 

 

In April 2020, the property was transferred to an LLC called 4730 Madison Road, LLC. Not sure if that transfer has anything to do with their announcement (roughly a year later) to close. The property has a total of 24.7 acres, straddling both sides of Duck Creek (the actual Creek, not the Road):

  • 7.8 acres between Kennedy Ave and Duck Creek
  • 16.9 acres east of Duck Creek to Oaklawn

Interesting topography with the steep hill up to Kennedy Ave (~70' grade change from top of hill to Duck Creek), a bridge crossing Duck Creek, and the flood wall along the east side of Duck Creek. I would love to see a creative proposal that takes advantage of the site's unique characteristics.

Oh yeah? Since @Dev posted this I've been thinking about sketching something. This whole area of Cincinnati, I-71 to Red Bank, is so poorly planned. It does NOTHING to connect communities and within the space that it takes up, there is no public space.

With the removal of the cloverleaf from northbound I-71 to northbound Ridge (former exit 8C), there will be some new land opening up there as well. (Not sure if ODOT has officially decided to sell that land or not).

Anecdotally, this section appears to be a great opportunity for a 4-to-3 road diet. I am regularly driving this stretch during the PM rush hour and there's never been a need for 4 travel lanes. There is a real need for a continuous left turn lane, which has grown now that Oakley Kitchen is drawing people in. It widens to 5 lanes at Oaklawn and same thing there, a great opportunity for a 5-to-3 diet, with bike lanes or bus pull-off.

Madison from Madtree all the way to Oaklawn needs to be re-configured. Its way too wide and the intersection with Ridge is a mess.

I peeked into the windows of the future Mom 'N 'Em yesterday. There will be 2 front doors and it looks like the counter will on the left side of the building. There is also what appears to be a pick-up window on the far left of the building, which will be a unique feature for the area. It looks like there was a large window and door at the back so I assume there will be a rear patio. The property has been vacant long enough that there's plenty of invasive overgrowth so that will be great. Hopefully the gap between their building and Euroauto will be a path to lead into the rear.

I really like The Madison Place down the road near Plainville & Bramble. I hope they continue to do well with Mom 'N 'Em opening not that far away.

As someone who lives just two streets over form this I am very excited for a coffe place so close to my house that I can walk to (I’ve been to Madison Place a few times and really like it but have recently heard stored about the church that it’s associated with so I will prolly not be returning). I’d love to see Euroauto location bought and redeveloped.

It’s associated with Madison Place Community Church and the people who work there are also part of the church (apparently there has been some sort of record of them being a cult) but that’s not really to be discussed in this thread. 

I think The Madison Place will be fine. Coffee shops have fairly low overhead for retail and they are always super busy.

Mom 'N 'Em have set their opening date to Monday the 6th. Ribbon cutting is Friday the 10th at 6 pm. I think they are essentially already open, though it might just be their walkup window.

 

Speaking of windows, The Cheesecakery is working towards adding a walkup window and ice cream at their latest expansion site, their bake shop.

Cocktail bar Placebo opens inside of $115 million Medpace development Madison Square

A cocktail bar that aims to evoke the feel of the Roaring '20s just opened inside Medpace's $115 million Madison Square development.

 

Placebo opened its doors at 5372 Medpace Way in Madisonville at the end of May. Flip through the photos above for a look inside.

 

Placebo was opened by the team of Dominick Troendle and Michael Blum. Blum, a veteran of Cincinnati's bar scene, most recently with Four Entertainment Group (4EG), told me that the idea was to bring a modern cocktail vibe with a touch of the Roaring '20s to an area of town that might be more accessible to people than urban areas like Over-the-Rhine.

"Our goal was to put a really good product in front of you in a cool atmosphere," he said.

I went 2 weeks ago. Nice place. Even has 4 cocktails on tap. Pretty pricey though so I probably won't go too often.

 

With ongoing construction, I'd probably go to other cocktail bars first, like Comfort Station, or Tiki Tiki Bang Bang but that could change depending on what they do with that vacant outparcel along Red Bank.

Originally they were wanting to put an apartment building there but they were wanting to buy the UDF. UDF said no so they are going to be putting in a dog park last time that I heard. I’m assuming that’s just a at the moment solution until they can either finally purchase UDF (Doubt anytime soon since they just put in a new shelter over the gas pumps along Red Bank) or they decide to put a building in the land that they currently own.

The entire development is designed to just survive on the hotel guests and office workers, so any neighborhood resident visits are a nice bonus.   They are supposed to build another tower on the gravel lot north of the one just completed, so they'll definitely have a critical mass supporting it.  

 

I've also heard the apartments along Red Bank are scrapped until they know they don't need anymore office space.

Whoever was in charge of UDFs real estate division a long time ago did a great job. There are UDFs at crucial intersections that would be needed to be purchased for redevelopment at the corner of Erie/Marburg, Delta/Linwood, Taft/Victory, Madison/Red Bank, Ridge/Montgomery, among others throughout the city. UDF is sitting on some expensive plots of land if they ever do decide to sell off some of their properties.

Id say based off this, madison bowl if purchased is going away. Existing owners must be looking to sell/retire.

The parking study for Madison & Whetsel has been posted online at Cincy Ez Park's website.

 

There will also be a Q&A session at the Rec Center on Thursday, July 28th at 7 pm. The head of the Parking Division will be there for a quick presentation and any questions. The Community Council is collecting questions ahead of time with this form.

Opening is set for September 24th.

Allez Bakery is kicking the tires on 6012 Madison.  Looks like a production bakery with bar and dining room.  I wonder if they're moving from Main St. or expanding to a new location?

That's good to hear. IIRC this is a project that is 3 or 4 years in the making.

Mom 'n 'em has finished the courtyard behind their building. Announcement on their Instagram and Facebook.

 

The Cheesecakery's second location, The Cheesecakery Bakery, is having a soft opening this weekend for a walk-up soft serve window called, Whetsel Whip. IG and FB links.

I noticed a bump-out is being built on Madison before that continuous right turn across from School of Rock.  Hopefully they stripe Madison down to a normal sized single lane as well to slow down traffic barreling towards Camargo/Plainfield.
