That is correct. There will be 4 phases with the first phase being the southeast corner of Whetsel and Madison. The strip mall will be renovated, but the developer said he would rather it be torn down but that was not doable in the current plans. 

^OK thank you.  Wondering on this but isn't the NE Corner already a historical bank building that was rehabbed already, so they won't tear that down correct?  Sorry if I am missing something.

Yes, the bank building will remain. I believe the concept had a new mixed use building in place of the generic 1-story retail to the north and east.

The new hotel by MedPace is almost complete as well as the Red apartments across Red Bank.  Saw yesterday that they have fenced off the area where the new MedPace office tower is going and also saw what looked maybe like some sort of crane.

Peek inside Cincinnati’s first Dolce Hotel

The region’s first Dolce Hotel, Summit Hotel, is scheduled to open Tuesday, April 17.

 

Summit Hotel is an $80 million hotel and conference center that was built as part of, and on top of, the former Medpace parking garage, which itself was formerly a NuTone factory. The 239-room hotel has 34,500 square feet of indoor and outdoor meeting space including nearly 11,000 square feet of terrace and gardens.

 

Bruce Flyer, general manager of Summit, said this was a great location for a Dolce hotel.

 

“Nothing like it exists in the Cincinnati market,” Flyer told me.

Affordable homes coming to one of Cincinnati's hottest neighborhoods

Four vacant lots in Madisonville, a neighborhood that has become one of the hottest in Greater Cincinnati, will soon become construction sites for single-family houses.

 

Madisonville Community Urban Redevelopment Corp. is working with the city of Cincinnati and Titan Real Estate Group to build a total of four homes on Ravenna Street and Peabody Avenue. Titan, a Covington-based development and construction firm, is expected to break ground on the lots in June. Construction is expected to finish by November.

Construction is underway on an office tower at the corner of Red Bank Expressway and Madison Road that will provide additional space for fast-growing Medpace Holdings Inc.

 

RBM Development is developing the next phase of Madison Square, which will include 200,000 square feet of office space, 18,000 square feet of retail space and a 925-space parking garage. The total investment for the project is expected to be about $115 million.

Madisonville's business district gets $30M in aid from city, GCRA

The city and the Greater Cincinnati Redevelopment Authority have approved an aid package for Ackermann Enterprises as it starts a $30 million redevelopment of Madisonville’s business district.

 

Ackermann plans to add 185 new residential units, 7,500 square feet of new leasable retail space, 24,850 square feet of new leasable office space and façade and tenant improvements to the existing retail space at Madison Center.

^Super exciting for Madisonville. I'm glad to hear the (DOTE-funded) streetscape project "is meant to slow traffic". Madison Rd through the heart of Madisonville doesn't need any more than 1 lane for traffic in each direction. Simply removing rushhour parking restrictions will go a long way to helping slow traffic and make the sidewalks feel safer for pedestrians.

Hopefully after these are done they will buy the rally’s and the vacant car repair shop and the car wash and redevelop that section. They also need to make the area between the red and Medpace more pedestrian friendly as I’d think a lot of Medpace employees are renting those apartments.

The RED developer planning to add office, restaurants in Madisonville

 

On the heels of starting construction on two more apartment buildings, the developer behind the RED in Madisonville is planning a commercial building on the balance of land near the intersection of Red Bank Expressway and Madison Road.

 

Ray Schneider said he is talking to potential tenants for a three-story commercial building that would have restaurants on the ground floor topped by two floors of office space. The office and retail building will be located on the site closest to Red Bank.

 

Schneider said he is looking to add this commercial component to the site because he recognizes time has become more valuable to people.

 

“I looked around the country and the new paradigm is to live, work and play in close proximity to each other,” Schneider told me. “They want to have a way to enjoy their time.”

Has construction started on the building at Madison and Whetzel yet?

^Site work started a few weeks ago.  They are definitely moving forward but nothing coming out of the ground yet.

Madison and Whetsel development. New Medpace headquarters is starting in its third level of the parking garage and work is currently underway on the garage for the second phase of the red apartments (believe it is on its second level).

I don't think the project at Madison and Wetzel has a name so I'm just calling it Madisonville Center.

So great to see this finally happening for Madisonville. Thanks for the photo update!

The form is right, but that design is rough. I guess they couldn't decide on a design so the just mashed it all together. Glad to see further-out neighborhoods like Madisonville getting projects and infill like this though. 

They had a meeting yesterday to update the community about the project as well as the second phase of the project, unfortunately I was unable to attend it, but hope the second phase will get started after this is complete.

Cleared out a huge area on the corner of Madison and Stewart. The house used to be covered by trees. Rumor is that there is going to be a new 150 apartments. They are keeping this house and the house next to it, but have demolished some houses along Stewart.

Next door strangely haha. There’s a community council meeting this month, I think the 13th or 19th. I live in Madisonville so I’ll definitely be attending.

Here’s a rendering. I think this will look really nice and would love to see one of the original houses turned into a brewery or something like that.

Yes that is what it looks like. There’s another house next to this one along Madison but I am not seeing it in the plans.

151 units, required tree planting, and the restoration of the Stewart house? This development seems like a win for Madisonville.  My only complaint is the need for 211 parking spaces.

Bad Tom Smith looks to be somewhat close to opening in the old bank building(left) and the far building on the right (used to house Dragon City and Lala’s Blissful bites) has been torn down to make way for phase two of the Madison and Whetsel development.

Yes. As a resident I am uber excited about all of this development (gentrification as most people would call it). Unfortunately the small strip mall was fought to be torn down, so they are renovating it. I’m hoping that they will eventually knock it down for some more apartments as it still looks bad even with it being renovated.

One of region’s largest homebuilders launches Madisonville development: PHOTOS

One of the largest homebuilders in Greater Cincinnati is working on a rowhouse development in Madisonville.

 

Ashford Homes LLC has started construction on Sonoma Trails, a development that will include 18 total rowhouses along Duck Creek Road. Cathy Hall, community and offsite specialist for Ashford Homes, said four of the 18 homes have already been sold. Three market homes are starting as well, with anticipated mid-to-late-summer move-ins.
