They are going to look into other optimizations of the intersection that will allow the two sides of Stewart to turn green at the same time but ultimately it depends on the feedback they get. The feedback will also impact what any saved space will be used for, on-street parking, bike lanes, or wider sidewalks, etc.

Turnout was not overwhelming but that's not surprising, especially with the start of school quickly approaching. It appears that Purple and Gray were the 2 leading preferences with Blue being a very popular 2nd option. It appears to me that Purple and Blue are the only 2 options that meet NACTO's all ages and abilities guidelines. Blue is the Amsterdam style, off-street bike infrastructure option, which does not leave enough space for on-street parking. Purple and Grey are bike lane and parking compromises, with purple having an off-street multi-use path, and Grey featuring on-street parking, but does not have enough room for protected bike lanes. A short survey is online that asks for overall top 2 preferences and then preferred option at each of the 4 sections. The presentation, with the pdfs from the survey, as well as some other supporting documentation is on the community council's website.

Nope, this is the first I've heard of any of this! I would guess that they are just future-proofing this so they don't ever have to get the PD amended in the future. Those 3 areas have kind of a laundry list of potential uses. The lot on Madison will be where they stage heavy equipment and components so that will be the last thing built on which will be years from now. I also suspect that they won't build on the Expressway side until they can get ahold of the UDF lot.

The current empty lots around the campus are not large enough to support the size of building they want. Yes there’s the parking lot behind ,but they are planning a parking garage there and it wouldn't be in the center part of campus and would drastically reduce the parking.

The article is now stating a 9 floor tower which I believe the original tower was 7 floors. It also talks about 5401 Madison Rd which is currently a gravel lot just East of the newest tower. States that will be 265,000 ft of office with 10,000 ft each for retail and restaurant.
October 24, 20231 yr Any business, no matter how well managed, will go through booms and busts. If/when MedPace has a downturn and has to scale back (either temporarily or permanently), is the design of this campus conducive to being repurposed by other uses/industries? I’d feel better if there were a deliberate goal/effort to get non-MedPace tenants leasing some of those office spaces. Compared to the previous generation of corporate suburban campuses, this is undoubtedly a step in the right direction with mixing in housing, a hotel, and some retail. I just don’t want it to turn into a ghost town if MedPace ever goes bust.

It sounds like they are learning from their prior mistake in designing it as am auto suburban campus. I have been told that they bleed employees to their other locations because they are in other, more in-demand regions. Also, the land is not owned directly or indirectly, by MedPace. It's owned by the CEO, which is managed by his son, so the incentives are a little bit different than a typical campus.

January 9, 20241 yr It's interesting that it states "proposed Ilsco redevelopment" on the zoomed out page of the brochure with apartments in the renderings. The brochure also mentions a planned Factory 52 expansion stating that PLK will acquire both the previously closed Multi-Color Corporation and the Siemens plant. I don't know how much I believe all that given the renderings don't match the site plan in the brochure lol EDIT: Ope didn't see the Norwood discussion about it The downscaling of the apartment proposal for this site was because of price increases. Cheaper, and easier, to build a smaller group of apartments than one large one with a massive concrete base. They also could be rented out in phases, which is what PLK did with their similar Jameson apartments down the road, allowing for a quicker RoI. I don't know why the project didn't move forward but it sounded like they were on a legitimate time crunch as the property owner wanted to move forward quickly. Edited January 9, 20241 yr by Dev

February 27, 20241 yr Just north of the corporate line in Columbia Township, this 1923 office building is for sale on Stewart. I'm curious what the story is for the building. It looks like the zoning code for Columbia prevents the lot from being split, in addition to it being zoned single family. It'll be interesting to see what happens to it.

When I was a kid attending Lotspeich in the early 90s, I swear I remember seeing what looked like an abandoned farmhouse up on that bluff from the swing sets at recess. Glad to know they're finally gentrifying the old haunted houses. :D Honestly, this whole thread is wild to read. I grew up in Anderson Township and had to take two buses to get to Seven Hills -- one from home to Turpin and one from Turpin to school. The bus would go through Newtown and Mariemont, up Plainville Road, then turn onto Madison Road and drop one girl off at St. Paul Lutheran before getting to Seven Hills. I was no expert on gentrification or the effects of redlining as a small child, but I remember the Madison Road corridor looking pretty bleak at the time. This is the Madisonville I remember, except I think the empty lots on the SW and SE corners still had empty buildings on them.

Just give this little road its own name! When this all went down last year, I was told that the blue stub west of Red Bank Road and Medpace Way has the legal name of Red Bank Drive. I haven't found any documentation supporting that though and Google Streetview shows that it used to have a sign stating that it was Red Bank Road. None of these streets have signs, including the intersection on Red Bank Expressway, which would make it a lot easier. I agree giving blue its own separate name would be best but it's going to get worse before it gets better. Medpace's developer is working on purchasing the L-shaped internal street, so we might have a public Medpace Way, north of Madison, and a private, L-shaped one on Medpace's campus. I do think that the city would want to keep that stub public, to provide primary access to the (old) Red Bank Road so maybe they clarify it then? Medpace's developer also did not want the city to place the bike staples on the campus, for being too ugly, so hopefully that shows they will create their own signage once the street becomes private.

Given the size and shape of the lot there are going to be some unique challenges, most of which are coming from the transportation department. They are really interested in integrating with the planned Red Bank shared-use path and new light at whatever that side street to Medpace is actually called.

The corner of Madison/Whetsel is a different developer (Ackermann Group), so seems unlikely that Circle Development would be eager to move Mazunte there.

They pushed back stating that they are confident they could find a tenant, and they want feedback from the neighborhood for what they want to see there. I am also hearing that the archdiocese is in contract negotiations for the former St. Margaret-St. John property which abuts the Murray Trail. I have been told that the church's main goal was less about price, and more about finding an established developer who can move forward with redevelopment, so they don't have to do this all over again if it were to fail. Looking at the properties along Murray makes me want some UC student to do an economic/GIS analysis that looks at properties on both sides of Murray, to determine the relative value of being on one side or the other (Mariemont vs City of Cincinnati).

Ackermann Group is behind the largest transformation of the Madisonville neighborhood in decades, having developed the three mixed-use Madamore apartment buildings on the southwest, southeast and northeast corners Madison Road and Whetsel Avenue. MORE As a Madisonville resident I agree “mostly” with the fellow residents. Ackerman basically takes up most of the first building that was built and there’s two spaces (one that could be a great restaurant space) at the corner but hasn’t been filled even once since it was finished. The building in the photo has the library but that’s all that’s in that part. The part next to Bad Tom Smith has multiple spaces available with one or two being filled. What I don’t agree with is the more parking spaces. There’s plentiful street parking around and with the connected communities having multiple parking lots shouldn’t be a thing.
