They're both doing well though (for Cleve. in this period of time).  We just thought that Coltman was a superior product.  The one we liked most (it was a bit unique from the others) sold within a week of when we were looking at it..

 

I dont think either will suffer in that area with so much going on.

^  Short answer--Yes.  I say this only because since I've lived here, I've never seen anyone going in and out of it. Not sure who owns it. And where the open field is, the brick warehouse burned down over a decade ago.

 

This really shows you how 27 Coltman has completely turned around the area almost single-handedly.

Do you think that area could be residential in the future?

^ Those are some of the rumors I've heard if 27 Coltman sells out.  I hope they can keep some of the brick for the old warehouse though...  Also, that corner building at E.120 and Coltman is so beat up and should be replaced with something great...but this is my personal pipe dream...

I'm sure it's fine, but my inner suburb (hard to unlearn 20-some years of brainwashing!) sees that East Cleveland is right around the corner. The lady and I plan on renting for a year or two downtown, but are keeping an eye out on Battery Park and University Circle construction for when we buy.

I disagree...Mi Pueblo, Euclid Tavern, and Blue Fig Cafe get feet on the streets at night.  And of course Gas USA :)  But this is now reaching into the University Circle thread discussion at this point.

Although I did not think this was significant enough to be in the "Demolition" thread, the house that caught fire on E.120 was demolished today:

The houses on both sides have been restored from their fire damage.

 

No word on if there will be any infill, garden, parking lot...etc

Little Italy is getting a wine bar! 

 

It'll be between Mia Bella and Corbo's bakery, one storefront down from the Murray Hill-Mayfield Rd intersection.

 

The sign in the window said "Wine Bar coming soon" then something in Italian...driving past too fast, didn't have time to comprehend. 

 

I'm about 90% sure I know who's putting it in.  I'll have more details soon.

CLEVELAND, Ohio -- Low-maintenance gardens that can be healthy and pretty, minus the chemicals and heavy watering, are becoming increasingly popular among homeowners. They make a lot of sense for condominium settings, too.

 

That's what Andrew Brickman was thinking when seeking a landscape designer to dress up the property around 27 Coltman Luxury TownHomes. The dwellings are off Euclid Avenue and East 119th Street, near University Circle and abutting Little Italy.

Mama Santa restaurant is getting completely renovated for its 50th Anniversary. 

 

It's been closed since the Feast, but will be reopened by the end of the month

Looks like a new restaurant on The Hill. They need a variance because they aren't providing any off-street parking......

12204 Mayfield is one of the best storefronts in LI, most recently Scaravilli Art Gallery.

I understand the need for parking in an area like LI, but asking each location to have their own lot is downright anti-urban.  The time for zoning reform is right now.  The math behind that ordinance presumes absolute car-dependence... in a dense area flanked by two train stations and populated by college students.  It is madness to leave laws on the books that work against our every goal.  This type of ordinance is also why that new housing between Euclid and Chester fronts neither.

Urban prairie not only fits the landscape design, but alludes to the F.L. Wright style of prairie school architecture in the buildings -- these are really beautiful modern townhouses.

I forgot to report this earlier.  Little Italy is installing new Bocce courts at the Alta House.  They tore out the old ones last month after the neighborhood bocce tournament.  I've heard the total price tag will be $110K.

I noticed them working on it over the weekend on my visit (they even seemed to be rebuilding the walls).  We walked over there after picking up cassada cake and canolli from Corbo's.

An article in Crains today mentioned that 26 of the 27 townhomes at the Coltman 27 project have been sold. Very good news.

Townhomes are doing remarkably well in the general area.  They seem to be much more popular among Clevelanders than condos.

I and a lot of the people I associate with like townhomes over garden style layouts. I wonder why Cleveland doesn't have many of these even as you go out into the 'burbs. Columbus has them everywhere.

I see that this project is being marketed, but I don't recall this coming up for review yet by Planning Commission....

whoa, cool.  I had no idea.

 

But why is it so ugly looking??

Better than the shell which is there now.  I was just wondering why nobody is jumping on this property, which really is only used for overflow parking.  With the new park and Club Isabella bookending it, the property has a lot of appeal IMO.

Haven't "they" (who ever they are) been trying to market this property for re-development for years (and I mean YEARS).  Has something changed recently making it more of a possibility?

^Best guess and total speculation... but perhaps "they" were once asking for the sun, earth, moon and stars, and have now lowered their expectations for ROI.  Perhaps also the success of LI in general and new construction in that general area has peaked the interest of more potential buyers.  For instance, should that building be converted into residential units, it is not a matter of IF they would sell/rent out, but rather only for how much.

The listed owner of this property since 1996 is At Random Ltd., which has its tax mailing address listed as 2590 N Moreland Blvd Ste E1, Cleveland, OH 44120. That's also the address of Montlack Realty.

A house next to the Random Road Lofts parking has been demolished, and the site is seeing the massive foundation blocks being saved.  The small property seems ripe for residential new construction, BUT we shall see.

 

EDIT: I've blue-boxed the property I mentioned, which is now cleared for who knows what:

^a while ago, a plan went to Landmarks for two new townhouses to be built on that land. One would face the street and the other would be in the back. They would be connected in the middle. It was a very unique design and solution to the site.
