Murray Hill 2119 Seller, LLC. (AKA Alpha Apartment Management LLC), owner, proposes to erect a two story, 6 dwelling unit residential building in a C1 Multi-Family Residential District. The owner appeals for relief from the strict application of the following sections of the Cleveland Codified Ordinances:

1. Section 355.04 which states that the maximum gross floor area in "C" area district cannot exceed one half the lot size. 12,196 square foot lot allows for a 6,098 maximum gross floor area and a total of 9,750 square feet (total of all 3 buildings existing and proposed on lot) are proposed.

2. Section 357.09(b)(2) which states that the a minimum distance to the property line is 7 feet and a 5 foot side yard is provided. This section also states that a minimum aggregate width of 14 feet are required for side yards and 10 feet are proposed. Also a minimum of 10 feet is required between proposed building and existing main building on an adjoining lot and 9 feet, 3 inches are proposed.

3. Section 357.13 which states that an air conditioning condenser unit is not a permitted side yard encroachment.

4. Section 357.08(b)(1) which states that a minimum rear yard of 20 feet is required and 12 feet are proposed. 5. Section 341.02 which states that Approval of the City Planning Commission is required.

I know I am being a forum nag but does anybody have any news regarding the Board of Zoning appeals decision regarding this project.  Also, I think a challenge to the to the project at Lorain and E. 47th was on the same agenda.

Still trying to learn what happened with both of these projects at the Nov.  11 Board of Zoning Appeals.  Anyone?  Anyone?  Bueller?  I tried calling the Board yesterday and got voicemail which I thought was strange.  You would think the various agencies could get together and afford a receptionist.

As mentioned elsewhere in this blog, the City's organizational structure is top-heavy.  There has not been a reorganization to reflect the current population/revenue stream; similar to a corporate downsizing.  They need fewer queen bees and more worker bees.

Not development news per se, but cool nonetheless... walked through the set of the new Russo Bros. Film, “Cherry” on Murray Hill. Managed to snap a few pics before being very politely asked to keep it moving.

Bummer.  I liked to stop in there whenever I was in Little Italy.  Always seemed busy too.

The new Cle Hts. location is really cool. I far prefer it to the kinda ubiquitous modernist vibe the old location had. The diner vibe works great, and the only thing that is missing is some pancakes, eggs, and bacon.

Apparently there's a bar/cafe going into the space they vacated.  Think it was mentioned on the CLE economy or restaurant thread.

Not certain what Little Italy project this is. It’s on Random. 2085 Random is next door. Little Italy thread is locked, so posting here.

Not sure but now I’m curious.. and haven’t we served a long enough punishment on the Little Italy thread?  ??

The back side of the first floor is framed. It looks like it’s gonna be a pretty sizable structure.

I did a Google search and found an Opportunity CLE project called 2087 Random Rd Apartments.   It won't let me view details since I don't have a login.

^That's great there are 3-br apts. So many projects are only Studio, 1, 2-Br---3BR's allow better density and also families with kids that are otherwise pushed into houses.

Ugh.  As much as I am pro Little Italy development I was hoping this thing had died or at least has changed substantially from the initial renderings.  Why is this getting built and the LI crazies are putting up such a fight in connection with the Hemingway  project by the Washington Inn (by the way still trying to determine what happen at the Nov 11 2019 Board of Zoning Review in connection with the Washington Inn project.  NIMBYS were appealing the Planning Commission's approval of that project.  I cannot find anything online.  Does anybody know?)

It's been just sitting there on Opportunity CLE for awhile. Don't think it's actually going to happen.

While the development is certainly welcome, this one needs to go back to the drawing board. Hopefully this design will not gain approval.

Oh wow I'm dumb. I just remember seeing the project with nothing being done for so long. I'm surprised it finally got started

And how about the old Singer Steel property across the street.  Are there any re-development plans in the works?   

The new building will surely look better than the narrow house that was there.

There was, but not for a long time. This was the Random Road Business Center from 2006.....

Just an update of Mayfield Station

^ They had a chance to do it when Mayfield was repaved. The merchants didn't want the project to take longer  

I'd love for them to be buried everywhere. But aren't wild above ground power lines a trademarked aesthetic of the neighborhood? Without them and the vinyl siding, it just wouldn't be Little Italy. 

Somehow I don't associate "Little Italy"-type neighborhoods in various cities with having distinctive streetlights....

Looks like there’s finally construction happening at the new gelato joint. Or at least the lights were on this morning ?

Building permit was filed today for 12501 Mayfield. As always with Cleveland permits, details are minimal. It's about opening up a "Borgata Bar." I can't find anymore info on what that is, but I guess Little Italy is getting another bar.

They've been working off and on in the gelato space on Mayfield. Most recent addition was a Vespa parked inside the front corner a few days back.

 

In other news, someone was painting in the "Blue Sky Brews" – otherwise slow progress in the old Rising Star space at Cornell & Murray Hill.

 

I'll add 12501 to my watch list...

I thought this was appealed? So this appears to be a first hearing? Anyone know what happened (it was earlier today)?

Okay here is my best guess as to what is going on and if I am correct it is good news for us and bad news for the Little Italy NIMBYS.  Again this is just speculation on my part.

 

First my backstory rant.  I have been trying to determine for a couple of months with no success what happen at the November 11, 2019 Board of Zoning Appeals hearing on this project.  If everyone recalls, after being rejected by Landmarks last spring with lots of city opposition the developer came back with a shorter revised plan and it was eventually approved by Landmark.  However, some next door NIMBYS filed an appeal of the approval and the Board of Zoning Appeals heard that appeal on November 11.  I have been asking over and over on the forum (as well as conducting internet searches and even calling the Board) what happen at the hearing (mostly in this thread but most recently a few days ago in response to a post in the Ohio City thread, even though it was technically off topic) and to my chagrin, my repeated questions have been ignored by forum members.  This has left me bitter and hateful towards you all but therapy is helping me a lot.?

 

In any event, @KJP post may shed some light.  If I recall correctly, even if Hemingway won the appeal of the Landmarks decision they still had to come back to the city to secure numerous zoning variances in order for the project to move forward.  According to the above the application was filed a November 22, 2019, a couple of weeks after the November 11 Landmark appeal hearing.  This leads me to believe that Hemingway actually won the appeal or they would not be moving forward with the variance application which apparently was heard today.

 

So if I am right (anybody know for sure?) yeah for our team.  And to answer @KJP question, I have no idea what happen at the today's hearing and I am clearly the wrong person to ask as I am still trying to find out what happen more than two months ago.

I've been following this issue through Little Italy Facebook pages but nothing was posted today so that could mean one of two things; the appeal was denied and the developers may proceed or the decision will not be made for a few days. I'll post if anything else appears.

It was postponed. It should return in February.

I hope this is not a bad sign.  I am concerned the NIMBYS are stirring up the pot again with the councilman and CDC (I imagine at this point they are finally on board with the project).  Even if the NIMBYS are going forward without such support, I imagine they are opposing the variances now that they lost (at least I think they lost) their Landmark appeal.

How does Michael Panzica leaving Hemingway Development  affect the project? It seemed to be his baby.

This is why we didn't hear anything from the Jan. 13 meeting -- because action on this agenda item was postponed to Feb. 3.....

Apparently there's still some vocal opposition to this project. So I strongly encourage all of you who live/work/study in this area to come to the BZA meeting this Monday to ask the board for its support of this project (preferably the earlier, larger version!!).
