I was having a drink at Toli last Thursday when I heard a local refer to that construction as "as good for the neighborhood as an abortion clinic"

 

I engaged him and asked why, and he said "because pretty soon this neighborhood won't be any different from anywhere else."

 

A large number of Little Italy locals do not like any new construction / change / outsiders.  Tremendous push back always occurs when anything new is proposed.  I remember when Mayfield Lofts was proposed, I was hit up multiple times to sign a petition against it.  Not saying that's the reason it hasn't been built, but I'm sure it played a factor.  Personally, I was absolutely shocked the Little Italy train station was built with the majority of the long-timers were against it.

 

Regardless of La Collina being built, the neighborhood is not going to remain stuck in the 1920's, 1950's, 1970's...or whatever year they want it to be.

 

Even the existence of TOLI where that gentlemen was drinking broke away from the norm, bringing a craft beer option into the neighborhood.

La Collina development. I didn't know until yesterday that La Collina is Italian for "The Hill." It is now rising up out of the ground and has the beginnings of a street presence....

You have to give Geis credit-that La Collina site has to be a nightmare to develop.  Pinned in on three sides and located on a narrow and always busy Mayfield Road.  I am sure construct costs have to be higher than normal which would have turned off many a developer (but also probably reflected in the higher rents noted on the buildings website).  Also, keeping the neighbors and the neighborhood association happy probably takes a fair amount of finesse.  Certainly not the same as building on a former farm field in Avon.

The Geis Companies aren't involved in that project outside of property management. Pride One is the GC on that site and they are also doing Quattro. Either way that tight sight with limited access and no laydown area is as probably as hard a site to manage as it gets.

I thought for sure that the demo on the Golden Bowl site was a cynical parking lot play. I am so so happy about La Collina.

Someone help me with my (non-existent) Italian--is the double L in "La Collina" pronounced "ee" al a Espanol?  (Hey, if you're going to mix your romance languages, you might as well, you know, MIX them).

 

Also, is there any hope that the old Mayfield theater next door finally gets a worthy redevelopment nod?  I've given up hoping it can be repurposed as a theater like the Capitol but can't it at least be reused while maintaining the marquee (like the Centrum up the hill)?

"ll" in Italian is just a regular l sound as it is in English. 

Yeah, Italian letter sounds are overall pretty similar to English, moreso than Spanish and French. The double consonant just signifies a bit more emphasis on that syllable than the rest of the word. Also, pronounce the "i" in "Collina" like an English "ee" (you probably knew that one already).

I also note that XYZ Development is "teasing" on it's website its long delayed Via126 condo project on the former Primo Vino site across the street.  While it has been a long time to finally come to fruition (I may not recall correctly but they might not have been the original developer when this project was first announced) I'm  wondering if recently they are just waiting for the completion of the Mayfield Rd paving and are allowing La Collina to progress to a point where construction vehicles are not competing for scare space.

?Transportation Alert: The Mayfield Road resurfacing project between E.  126th St. and Euclid Ave. has been completed! Traffic is now open in both directions and street parking and valet are in their normal locations.

Welp, no further land clearing has occurred since I took the pictures posted above. Please don't tell me that a restraining order has been filed.

^Actually there was a lawsuit requesting a TRO filed by CEI.  However the suit was filed in February of this year and was just settled and dismissed in July (which probably prompted  the recent land clearing).  It involved CEI poles and wires on the property.  Maybe they ran into problems with them again as the clearing commenced.  I just happened to drive up Mayfield today and noticed the same thing.  No action since the pics you took last week.

Does anybody know if the lot clearing for the Perotti project has re-commenced and if not what the problem is?

I passed through Little Italy on Friday and saw no progress. I checked the county court dockets but found nothing active, including against the new property owner, Mayfield Station LLC. It purchased the property from the trust of Constance Perotti on June 14, 2018. The Perotti's had owned the property since 1999.

 

EDIT: I just found this on Dimit's website, posted yesterday. Looks like they cleared it just enough to do a groundbreaking ceremony. We'll find out soon...

Mayfield Station Groundbreaking

On July 31st 2018, Perotti Co. hosted a groundbreaking for the Mayfield Station apartment project in Cleveland’s Little Italy neighborhood. Speakers included Tim Perotti and Cleveland City Councilman Blaine Griffin.

 

Mayfield Station will be a five-story, 40-unit transit-oriented apartment complex near Case Western University and the Uptown District. The development will increase the residential density of the neighborhood while minimizing the need for parking due to close proximity to a Greater Cleveland RTA Rapid Transit station.

I think that's a very reasonable assumption. They may clear more vegetation between now and then. But I am confused why they didn't clear more for the groundbreaking. It's not that big of a lot.

I'm very pleased, because some people in the enormous crowd expected for the Feast will notice still another project is started in Little Italy.  A good sign would help, too, so everyone can see it until completion.

A lot to be excited about here, but is the scale (5 stories, 40 units) just a little bit disappointing given the few parcels that are left to develop along Mayfield Road in Little Italy?  Many years ago, the plan was for a 10-story condo tower (Mayfield Lofts,iirc?) and that was before the RTA station came to fruition.  You only get one chance to develop the parcel directly adjacent to the rapid station and this seems a little lacking in ambition.

 

On a somewhat related note, does anyone here have any idea what the situation is with the old Mayfield theater on the other side of the street right next to the La Collina project?  It's been abandoned my entire lifetime and it will probably never be feasible to operate as a theater but it is an otherwise empty parcel sitting on valuable Mayfield Road frontage.  Perhaps the exterior could be preserved and the interior put to some new use?  Like retail or restaurants?

^A couple of weeks ago I was driving down Mayfield and saw a sign on the side of the Primo Vino building read Via 126 with an arrow pointing down the street and was confused.  This development, (the three very large single family houses) is apparently what the sign was referencing.

 

The reason I am confused is I believe XYZ is suppose to build condos on the site of the now closed Primo Vino and I thought that this was the Via126 project.  I wonder what the status of the Primo Vino condos is?

I like the signage. I also really liked the name Mayfield Station more than Mayfield Lofts. Mayfield Lofts is so boring. Hopefully the momentum builds up and the giant parking lot next to the train line can be developed as well.

I am a fan of the signage. I have not been over there since the feast so will need to go check it out.

They're starting with an existing building.  They're adding an addition adds an entrance and windows to the front of the building along the sidewalk, where there were currently loading docks and blank walls.  They are moving the outdoor patio area from behind a wall along the side of the building to the corner fronting the public sidewalk.  Honestly, considering this is a renovation and not a totally new building what more could you want?

I thought it was a demolition and new building. What more could I want? A new building.

It is fun to spend other people's money, no doubt about that.

 

No but seriously, this is a big improvement over the existing building in terms of eyes on the street (and honestly aesthetics as well) and a good first step in Case's Campus Master Plan to redevelop the parking lots/buildings north and west of it with dorms.

I was definitely thinking about the long-range plans for the South Residential Neighborhood when I first saw this on the CPC docket. I'm very encouraged to see this project and hopeful it means that more is coming.

Mayfield Lofts update. Visually, there's not a big difference from my Sept. 18 photo above unless you look closer. There's a lot of progress with a concrete block foundation.

Is this the exact same location as your last one above?  That's seems like a pretty insane build-out if they already got it up and sided in 3 months.
