When I saw the agenda yesterday I was wondering what that new construction was at 12115 Mayfield.  Have we viewed and/or discussed any proposal on this forum?  I am also wondering whether the NIMBYS will have their knives out tomorrow at the meeting.

Is there anything structurally wrong with the building. I drive by there almost everyday and honestly haven't noticed anything glaring about the building. I like new construction, but I also appreciate the historic dynamic of that block.

I guess we will know tomorrow but maybe the new construction is only going where the single story section is and the parking lot.

I had the wrong address for this project.  It is a couple buildings north of where I thought.  Looks like a pretty minor project.  Building is in pretty bad shape and is in fact leaning.  Not much historical interest except perhaps a tin ceiling on the first floor.  Like most Little Italy buildings extensively altered over the years.  Plans are for a new building continuing the street wall and just a bit higher (the first proposal had another story which was rejected).  It will be a new restaurant with a party room on the second floor.

They are planning to demolish the white building in the middle. The demolition was approved, with the condition they come back with more pictures of the new construction. The plan is for a full basement, two stories above grade, and rooftop patio. Ground floor restaurant.

Not on that one I don't think. The building to the right of it does though. I have been back there before.

I always like going to those back patios during the Feast to get away from the crowd for a while.

Little Italy demolition OK'd, development plan tabled

 

It's not Italy's Leaning Tower of Pisa, but La Barberia University Spa, 12115 Mayfield Rd. in Cleveland's Little Italy, has an obvious eastward lean to it. In fact, the only things keeping the 124-plus-year-old building from tipping into the Tavern of Little Italy next door are some support posts and an enclosure for an automated teller machine.

 

Earlier today, Cleveland's Landmarks Commission unanimously approved demolition of the spa building but tabled the property owner's development plans for the skinny site. Owner Fatmir Hajrullahi proposes a restaurant with a party room on the top floor due to the success of his restaurant and party room at Maxi's Bisto next door, said Travis Logsdon of Blatchford Architects in Cleveland Heights.

so I think I have gotten most of my architectural knowledge from Urban Ohio.....   is 2087 random rd brutalist architecture...???    I am normally positive for anything built in Cleveland....   but....

Excited by all the new housing options in Little Italy and hopefully more to come.  All I can say about the Random Road building is that it sure does give the Little Italy NIMBYs a lot of ammunition

I an not quite sure it is Brutalist but it sure is brutal.

Bucchieri (2087 Random architect) developed his style from the 1960s/70s modernist architecture movement and it shows. I honestly have no clue how this project got approved and wasn't protested by NIMBYs. Especially with all that visible parking and main door set back so far on the side of the building.

You need a few new ugly buildings in Little Italy so the old ugly buildings don't feel left out. Feng Shui is all.

The Baricelli Inn apartments are coming along nicely. The developers also own the Washington Place Bistro next door which is finally getting a new purpose after closing down. According to a city permit uploaded today, the 7 units of the inn are being renovated and the kitchen/dining area is being converted into 6 more units.

There's also a neighborhood meeting this evening about another potential development in LI. @tykaps knows about it. I hope to be able to write about it next week.

It is disappointing that it couldn't be kept as an Inn with a restaurant in a post-Covid world.  It was such a unique place.

I assume this was approved but hopefully not. This is a substantial structure that has had some interesting proposals for it over the years. To raze the existing structure for a surface parking lot is a wasted opportunity, IMHO. This is the building:

^I was popping in and out of the Landmark meeting so I am not actually sure, but I don't think the demolition presentation went forward even though it was on the agenda, but I don't know why.

Sad to see Washington place conversion. I really enjoyed visiting that building. 

Seems like the Singer Steel building would make for a really sharp conversion. Guess not.🤔

Very sad about this... Washington Place had such a great patio. What a bummer this will no longer be open to the public.

Little Italy development site back in play

 

After many years of false starts and litigation, a large vacant parcel at the north end of Little Italy is back in play for a new real estate development.

 

Property owner University Circle Inc. has selected a partnership of Property Advisors Group of Beachwood and M. Panzica Development of Cleveland to develop what is called the Woodhill Supply site. The vacant 2.14-acre property is located in the 1800 block, between East 123rd Street and Coltman Road.

There's definitely no public transportation within walking distance from this location...

Is that terrible neighbor still there? Hopefully not (or maybe he's broke from all the past lawsuits...) and this can go through smoothly.

This project will fly through because it is backed  UCI. consider the traffic flow back into LI during peak hours. the market for market rate apartments is saturated. i would love to see the market study, interest rates are rising and cleveland is not a growing market other than the millennial demographic and the prime drivers in the institutions.   since Uci already bought the land they are committed and will proceed and receive every quasi governmental subsidies possible. another lawsuit could stop/delay the project as its mass will diminish the value of adjacent property owners.

So you haven’t seen a market study, but in your expert opinion the market is saturated. Makes sense.

^^Hmm...comes to an urban chat forum touting against non urbanity. Def not gonna get very far here. 

As someone living in Little Italy and looking for a nicer apartment in the neighborhood, I can assure you it's not oversaturated. And demand is only gonna increase as more students return to campus in the near future.

 

It's a weird concept for Cleveland, but I'm wondering how much longer before Little Italy runs out of land to develop.

Those extra residents are hopefully another step toward getting the theater back in use in some way shape or form.

Sign is up for "The Murray Hill 7." These are seven condos in houses at 2154, 2158, and 2160 Murray Hill, prices ranging from $209-379,000. It's being done by the same developers as the Baricelli Inn Apartments. Speaking of, progress has been looking great on those so far. I'll need to take some pics soon. And does anyone know when construction on the apartments is supposed to be completed? Asking as someone looking to move somewhere new in the summer...

Agreed, but that thing is not going to age well.

I think it's brilliant- by the time the units are ready for their first refresh they will be eligible for historic tax credits- like all the other buildings from the 70's.

How those random road apartments are positioned is what irritates me.
